Description We are offering a position in the real estate and property industry, located in Virginia Beach, Virginia, United States. The role will focus on property accounting duties. The successful candidate will be joining a team and will be responsible for various accounting tasks, including billing functions, cost analysis, and account reconciliation.

Responsibilities:

• Perform all billing functions on tenant accounts, including recurring charges, billing adjustments, and bad debt write-offs

• Handle security deposit refunds or forfeitures and apply open credits, prepays, and cash receipts

• Communicate with tenants daily to review account details and address related concerns

• Process all move-in and move-out notifications and carry out associated accounting tasks

• Maintain occupancy tracker for properties with co-tenancy requirements and calculate and invoice CPI increases

• Maintain and input gross sales figures and calculate percentage rent due

• Prepare sales, occupancy, and cost analysis reports for shopping malls, regional and power centers

• Conduct financial analysis, including cost analysis, variance, and account reconciliation

• Prepare year-end expense reconciliation worksheets for operating expenses, real estate tax, insurance, utilities, and marketing funds

• Review and prepare income projections for Operating Budgets for Property Managers and update lease charges in the system

• Maintain tenant insurance certificates in the system, track expirations, and obtain current COI’s

• Prepare Estoppels, track receipt, and aid during the due diligence period

• Coordinate and follow up with Asset Managers and Property Managers for approvals and verification of property and lease portfolio work. Requirements • Proficiency in billing functions, including preparation, review, and issuance of billing statements

• Experience in managing accounts receivable (AR) including tracking payments and making collection calls if necessary

• Ability to monitor account balances and conduct daily cash receipts operations

• Strong skills in conducting cost analysis to support financial decision-making

• Expertise in account reconciliation, ensuring all financial data is accurate and up-to-date

• Proficiency in balance sheet account reconciliation, verifying the accuracy of all data

• Ability to work independently and as part of a team

• Strong attention to detail and ability to multitask

• Excellent communication and interpersonal skills

• Bachelor's degree in Finance, Accounting, or related field

• Professional certification such as Certified Public Accountant (CPA) or Certified Management Accountant (CMA) is preferred

• Proficiency in property management software and Microsoft Office Suite

• Strong knowledge of real estate and property industry rules and regulations
