Job Description

The Construction Manager is responsible for providing the leadership, direction and resources to effectively manage in field construction activities for infrastructure projects at our clients location. The Construction Manager will oversee construction projects in accordance with approved budgets, schedules, and project plans & specifications. The role includes coordination with internal departments, supervision of the department trade forepersons, administrative staff, contracts, finance, scheduling, contractors and sub-contractors.

Responsibilities:

 Plans and schedules of all work and maintains the appropriate files and records to permit meaningful analysis and reporting of results or work done

 Reviews project work and requests and ensures the scope is clearly stated

 Acts as a subject matter expert and adviser to the department head, design team, and all trades associated with the project.

 Responsible for quality control on the project: holds all trades and vendors accountable for adherence to the project plans and specifications.

 Holds pre-installation meetings to review installation procedures for all major materials used and has a thorough understanding of the project specifications and industry standards for installation of all materials to be used. Pre-installation meetings include manufacturers representatives, required design team members, affect ed subcontractors, and if necessary the owners representative.

 Assures that the work adheres to the project plans, specifications, codes, and other governmental agencies requirements. Coordinates inspections and ensures that testing is being performed per the contract documents.

 Visits the sites to obtain manuals, drawings and enforce special procedures as needed

 Provides a weekly work schedule for Projects and Planned Work ahead of time

 Provides daily in field construction activity report to Project Manager and leadership as needed

 Responsible for the development of assigned projects (scoping project, utilize the approval process to gain approval and implement plans) and implementing these plans in a cost effective and efficient manner.

 Reviews design documents for constructability, completeness, corrections, and coordination and compiles a list of comments.

 Reviews the existing facility status to evaluate what potential issues should be addressed by the design documents.

 Prepares all documentation required for site access, lay down and other logistics for the contractors and vendors. Assists in the presentation of all required construction management processes including but not limited to: RFPs, RFIs, Shop Drawings, Directives, Submittals, Punch Lists, Short Form Agreements and other documents as required. Supports USH project team for progress payment and related walk-through and inspections. Manages and coordinates staging area inventories for arrival and dispatch. Supervises facility and progress in accordance with the master schedule.

 Manages overall punch list and close out process for the facility. Reviews all final submittals from the contractor for all close out documentation including, but not limited to shop drawings, submittals, as-builts, warranties, lien waivers, etc.

 Responsible for working with a large employee base in divisions of: Maintenance, Shows, Construction, Paint, Landscape, Plumbing, Water Treatment, HVAC and Electrical groups within the Technical Services Department as well as vendors of all crafts

 Ensures efficiency and optimal sequencing between internal trades and external vendors during construction

 Works closely with internal clients to identify and correct operational issues quickly.

 Determines work priorities, and coordinates work activities with all necessary parties to ensure that the project remains efficient and on schedule.

 Oversees the terms and conditions of construction contracts.

 Introduces new trades to the projects as the project requires them and collaborates with management of the various trades to ensure the work is carried out in a manner consistent with the project plans and specifications.

 Provides a safe work environment through creating a culture of safety for the project and holding each individual on the project accountable for safe behavior. Regularly holds safety meetings and makes sure that the companys safety policies and EHS standards are being enforced by employees and vendors alike.

 Sources material suppliers for consumables required to construct the project and estimates materials required for specific jobs. Orders materials and coordinates deliveries of materials to coincide with construction progress. Ensures that the materials for construction are on the project site as they are required and are stored in accordance with the manufacturers recommendations. Coordinates materials staging between the various trades and monitors material deliveries

 Maintains inventory and control over the project tools, materials, equipment and security.

 Conducts, at minimum, weekly coordination meetings between all subcontractors who are currently on site and any that will be on site in the near future. Coordinates work flows, safety, environmental concerns, manpower requirements, materials requirements and overall schedule through these meetings.

 Maintains overall project schedule, short term interval schedule, and milestone calendar.

 Coordinates and facilitates the closeout of the project. Is responsible to assure that all punch list items are completed in a timely manner and that the owner is satisfied with both the quality and timeliness of the project as it is completed.

 Works with Maintenance team to ensure proper turnover and commissioning at the close of a project.

Skills and Requirements

Bachelors degree from a four year college or university in Construction Management, Engineering or related field; or equivalent combination of education and experience required.

 5-7 years of project management/maintenance planning experience with a general contractor or project management firm.

 5-7 years of team management experience; or equivalent combination of education and experience

 Proficient of local and regional codes and ordinances that inform a building design

 Proficient at reading and interpreting construction documents and contracts

 Demonstrates complete knowledge of Project Management

 Proven experience managing multiple projects and contractors at once.

 Proven experience managing Tenant Improvement, Ground up and Technology projects in a fast-paced environment.

 Proven experience in schedule management and consistent on time project delivery.

 Ability to make accurate quantity surveys and to estimate the cost of materials, labor, equipment, and subcontractor's work, ascertaining that all areas have been accounted for prior to submitting estimate for review.

 Previous experience with turnkey projects, specifically within the theme park/entertainment industry is preferred

 Working knowledge of Facility Life/Safety Systems and equipment

 Working knowledge of equipment, systems, quality control and troubleshooting within the area of responsibility (Electrical, HVAC, Water Treatment, Plumbing, Construction, Painting, Landscape, Construction, Maintenance) null
