COUNTY OF DOUGLAS Building Maintenance Technician in SUPERIOR, Wisconsin

JOB REQUIREMENTS: The Building Maintenance Technician is responsible for keeping the County Courthouse, Government Center, and Complexes maintained and in a clean, and orderly condition. Provides maintenance to all building operations and systems including but not limited to heating, ventilation, air conditioning, specialized mechanical, water and electrical distribution systems. This job class differs from Custodial/Maintenance Assistant by its responsibility for maintenance of building mechanical systems. Standard work week is Monday through Friday. Position needs to be available for non-traditional hours for emergency situations. Maintains HVAC Systems for the buildings. Maintains buildings, performs minor and routine tasks including, but limited to painting, plumbing, electrical wiring, and other related maintenance activities. May move furniture and assemble shelving units. Recommends and coordinates repairs and equipment replacement with the B&G Supervisor. Monitors facility systems, completes preventive maintenance tasks and equipment repairs; prepares damage reports; maintains related records; and recommends budget items required for proper maintenance. Maintains grounds by performing snow removal, lawn mowing, trim shrubbery, cultivates general landscape. Performs general cleaning in both facilities e.g. dust, empty trash cans, cleans windows, shampoo carpets, strip/wax floors, cleans bathrooms, light fixtures, sweeps, mops, scrubs, and vacuum hallways, stairs, office space, and other work areas. Grounds maintenance and general cleaning is not the primary functions of the position; however, this is done when the Custodial/Maintenance Assistants are working shorthanded or need help. Delivers supplies and deliveries from the loading dock to various departments. Transports small equipment or tools between departments, sets up and arranges tables, chairs and equipment in conference rooms or county board rooms. Is punctual and timely in meeting all requirements of performance, including but not limited to, attendance standards and work deadlines; beginning and ending assignments on time; and scheduled work breaks, where applicable. Adapts to a variety of situations, with minimal or no advance notice, to changes in how business is conducted and work is accomplished. Notifies the Building and Grounds Supervisor concerning need for major repairs or additions to lighting, heating, and ventilating systems for approval prior to making any repairs. Associate\'s degree or equivalent from a two-year college or technical school, and 2-3 years of working experience, or 3-5 years of related experience and/or the equivalent combination of education and experience. Must possess a valid State of Wisconsin driver\'s license or one from another state which will allow the legal operation of a motor vehicle on Wisconsin roads. Specialized Knowledge: Working knowledge of basic techniques and procedures in general construction, repair, and maintenance of lighting, grounds, buildings, and operating systems. Working knowledge of occupational safety rules and practices.
