FirstService Residential Assistant Community Association Manager in Sun City Center, Florida
Job Overview:
As an entry-level Community Association Manger in Sun City, Florida, you’ll be responsible for administering and assisting in the management of properties in accordance with company policies, procedures, and standards. This individual will develop knowledge and skill in the areas of condominium association administration (housing type is primarily paired one-story villas), income/expense management and administration, and homeowner relations.
Your Responsibilities:
- Acquire a knowledge of current state regulatory agency statutes relevant to residential condominium owners associations, their master association, and other related governing bodies within the community.
- Develop at thorough understanding of each community’s documents, such as their Articles of Incorporation, their By-Laws, Rules and Regulations, and other policies and procedures.
- Assists the community’s Board with the field activities associated with a property or group of properties.
- Performs quarterly property condition observations.
- Coordinates insurance requirements for properties and associated vendors.
- Processes architectural modification requests.
- Processes rules and regulation violation notices.
- Participates in the uploading and approvals for any onsite vendor invoices approved by their Boards.
- Assists the Boards in conducting effective meetings in agreement with statutory guidelines.
- Coordinates all aspects of both Annual Budget Meetings and Annual Membership Meetings (Board Member Election Meetings)
- Assists in the development of annual operating budgets.
- Assumes all other duties and responsibilities as directed by Lead Community Association Manager.
- Establishes and maintain industry contacts and relationships in the property's marketplace through involvement in trade organizations, property management and real estate associations and networking opportunities with vendor outreach and peer groups.
- Creates the culture needed to enhance, promote and execute daily positive interaction with Board members of numerous assigned Associations.
- Maintains a calm, positive and professional demeanor at all times.
Skills & Qualifications:
- Certified and Licensed by the State of Florida for Community Association Management (CAM) required.
- New licensees shall be considered, but experience in some type of customer-facing property management, leasing management or hospitality management position is strongly desired.
- Ability to communicate effectively both verbally and written; and deal with occasional “high stress” interactions.
- Bachelor’s degree in business or other fields that prepare one for client-facing career paths.
- Strong working knowledge of customer service principles and practices.
- Ability to read, analyze, and interpret association documents and vendor contracts.
- Strong interpersonal skills. High levels of emotional intelligence and situational awareness.
- Computer literacy: Proficiency and working knowledge of Microsoft Office Applications.
Physical Requirements:
- Physical demands include ability to lift up to 50lbs.
- Standing, sitting, walking and occasional climbing.
- Required to work at a personal computer for extended periods of time.
- Talking on the phone for extended periods of time.
- Ability to detect auditory and/or visual emergency alarms.
- Driving when necessary.
- Ability to respond to emergencies in a timely manner.
Supervisory Responsibilities
- This role shall not have any direct internal reports.
Schedule : Monday - Friday, 8:00am – 5:00pm

Compensation: $50,000 - $55,000 annually
