Job Title: Project Coordinator

Full Time position - 40 hours per week

Salary Range: $60,000 - $70,000 per year based on experience

Schedule: Monday - Friday 8:30 am to 5:00 pm

Leisure World of Maryland Corporation (LWMC) the property management company for Leisure World of Maryland is a private, age-restricted community comprised of 29 housing associations and 8,000 residents located in Montgomery County, Maryland and is seeking a Project Coordinator.

This position requires a customer service approach in dealing with a wide variety of member, resident, renter, and contractor issues. Communication (oral and written), effective listening, problem solving, and dispute resolution skills are required to be successful in this position. The Project Coordinator is required to interact effectively with the Montgomery Mutual Standing Committees, Montgomery Mutual Board of Directors, LWMC staff, and all Montgomery Mutual residents.

The Project Coordinator is responsible for supporting the Property Manager and Montgomery Mutual management team in all day-to-day operations of Montgomery Mutual. Responsibilities involve the full range of property management functions, including but not limited to, landscaping and facility maintenance, resale process, capital improvement projects, governance, communications, and resident relations.

ESSENTIAL FUNCTIONS and DUTIES:

  • Review, prepare and process documents and procedures for Montgomery Mutual.
  • Respond to resident requests and assess resident needs to ensure that all issues are completed in a timely manner.
  • Assist the Property Maintenance Coordinator with administrative tasks associated with the completion of all maintenance projects, resale renovations, building and property site inspections.
  • Assist the Property Manager in the design and completion of all Landscaping requests and projects.
  • Assist the Property Manager in resolving all rule violations, legal, and governance issues.
  • Assist the Property Manager in the selection of contract services, service agreements and day- to- day monitoring of vendor performance to ensure full compliance with standards established within the service agreement.
  • Collect, analyze, and report statistical data as required to provide an accurate and current assessment of Montgomery Mutual activities, functions, and objectives.
  • As directed, attends, and participates in outside and in-house activities, meetings, and professional organizations.
  • Coordinates with various Leisure World of Maryland Corporation departments providing services to Montgomery Mutual.
  • Effectively works with residents, vendors, and staff members.
  • Assists the Property Manager in providing team support for the following positions during vacancies or staffing shortages. Property Maintenance Coordinator, Settlement Administrator, and Administrative Assistant.
  • Under the direction and supervision of the Property Manager, handles all other duties necessary to assist in the administration and operation of the Mutual.

LICENSE

Current state driver's license with clean driving record

EDUCATION

Associates degree (A.A) or equivalent from a two-year college or technical school preferred. High School degree required

YEARS AND TYPE OF EXPERIENCE

Four (4) or more years related experience and training

KNOWLEDGE and SKILLS

  • Ability to read, analyze and interpret documents and to respond effectively to sensitive inquiries or complaints from resident/owners, the Board, or others.
  • Ability to assist in developing, implementing and enforcing rules.
  • Ability to organize and assist in board meetings.
  • Ability to assist in implementing maintenance programs.
  • Ability to assist in preparing bid requests and identify key contract provisions.
  • Knowledge of assessment collection policies and procedures.
  • Knowledge of methods in collecting delinquent payments.
  • Knowledge of financial statements, reporting methods and operations.
  • Proficient in Microsoft Office Suite
