The HVAC Technician performs maintenance and service repairs on commercial heating, ventilating, and air conditioning systems. This position may be required to install new units or replacement parts for existing units according to specifications and established safety guidelines. Follows engineering specifications to install, troubleshoot and repair units and electromechanical equipment.
Essential Functions
- Inspects, troubleshoots and repairs HVAC electrical, electronics, pneumatics and mechanical applications of systems.
-Performs comprehensive preventative maintenance inspections on HVAC systems, identifying potential issues and ensuring optimal system performance.
-Maintains detailed records of service calls, repairs, and system performance data, adhering to company documentation standards.
- Demonstrates ordered diagnosis procedures.
- Performs quarterly preventive maintenance on constant volume air handlers.
- Performs regular electric motor preventive maintenance and test procedures.
- Performs hydronic pump, hydronic water boiler and minor chiller diagnosis, preventive maintenance and repair.
Other Duties
-Responds to after-hours emergency calls, providing timely repairs to critical HVAC systems.
- Participates in departmental and association wide informational meetings and inservices, including staff meetings, association wide forums, and seminars.
- Reviews department and association wide policies and procedures annually.

Abilities
- Demonstrates an understanding of the following, but not limited to: 120v, 208v and 480v systems, hydronics, loop boilers, air handling units (AHUs), chillers, package units, spit units, freezers, walk-in refrigerators, special room air balancing, HEPA filtering requirements, automation controls, constant air volume (CAV) and variable air volume (VAV) reheat systems.
- In-depth knowledge of system design, controls, and building automation systems.
- Soldering skills.
- Refrigerant charging.
- Ability to work in confined spaces, climb ladders, lift heavy equipment, and perform physically demanding tasks.
- Must read, write, speak, and understand English.

Physical Demands
Exerts up to 100 lbs. of force occasionally, and/or up to 50 lbs. of force frequently, and/or up to 20 lbs. of force constantly to move objects. The worker is exposed to contact with chemicals and infectious fluids, heavy lifting, constant standing, extensive close work, and extensive computer work.
Required Education and Experience
- CFC Universal/EPA 608 certification ( with 30 days of hire date).
Preferred Education and Experience
- 5 years commercial HVAC installation and repair experience.
- Lochnivar certification.
