Amazon Real Estate Manager, WW Retail Growth and Development in Seattle, Washington

WWRGD includes a current portfolio of approximately 700 leases with plans to scale to an additional +150 leases per year- across Whole Foods, Amazon Fresh, Amazon Go, Style, and other current and future formats. The Sr Real Estate Transaction Manager (Sr. TM) touches all of these formats, ranging from new sites to dispositions. It’s a face-paced, ambiguous, and highly collaborative environment, helmed by only two Transaction Managers to support current scale and growth.

The Transaction Manager is responsible for supporting the Real Estate Managers in the on-going management of projects. They work with business leaders to execute on short and long-term strategies; work collaboratively with both internal and external stakeholders to ensure business needs are being achieved on-time; and ensure smooth transition of projects through the development lift cycle.

  • The Sr. Team must display a strong bias for action, managing a high volume of large, complex real estate transactions, including acquisition of leasehold or fee simple ownership interest in buildings.

  • Partnering with Store Design, Store Development, Legal, Finance, Operations, and their counterpart external stakeholders to ensure on-time delivery of stores. They must operate independently, innovating and implementing processes to ensure the complete cycle from site identification through deal execution and turnover is completed consistently and at a predictably fast pace.

  • They must effectively communicate expectations, requirements and status of deals to key business partners- both internal and external.

  • They must manage an ever-changing variety of initiatives and projects across each distinct format of WWRGD.

  • They are required to thrive in ambiguity and be strong problem solvers.

  • The Sr. TM builds relationships with landlords, brokers, and other external partners, negotiating contracts, leases, development agreements and similar documents.

  • The Sr. TM develops and implements process improvements to streamline the full transactions delivery system in partnership with the PMO team.

  • Often they establish relationships with municipal, state, and regulatory jurisdictions, in addition to developers and their consultants. The Sr. TM synthesizes complex issues and effectively communicates to various audiences across the businesses WWRGD supports, including senior management, public officials, key consultants and contractors.

  • The Sr. TM has a demonstrated track record of delivering high quality projects in an atmosphere where speed, flexibility, frugality and heavy workload are the expected norm.

  • They must be fluent in complex real estate development issues involving land use planning, entitlements, permitting, and other challenges of real estate development.

Key job responsibilities

• Take the lead to identify, evaluate, negotiate, and execute on new sites that are a strategic fit for various Amazon and Whole Foods Market physical store concepts.

• Evaluate the economic viability and strategic rationale for new site opportunities.

• Lead a group of cross-functional teams required to bring these projects to life.

• Lead project management of deal lifecycle from initial identification through lease execution.

• Communicate and present network strategy and site specific execution in a thoughtful, concise, accurate, and professional manner.

A day in the life

This position requires travel to evaluate new site opportunities. This role requires regular collaboration with local real estate brokers, site research, store design and development, legal, and operations stakeholders.

The Real Estate Manager will negotiate LOI's, present new site opportunities to senior leaders for approval, and negotiate lease documents for approved sites.

Basic Qualifications

• Bachelor’s Degree and 5+ years of professional experience in commercial real estate with emphasis on site selection, development, finance and strategic planning.

• 5+ years experience negotiating real estate documents. Strong understanding of deal structures and legal agreements.

• End-to-end negotiation experience, including identifying, developing, and executing retail sites.

• Excellent organizational and project management skills.

• Strong business writing skills with the ability to communicate information and updates in a clear and concise manner.

Our compensation reflects the cost of labor across several US geographic markets. The base pay for this position ranges from $72,800/year in our lowest geographic market up to $155,700/year in our highest geographic market. Pay is based on a number of factors including market location and may vary depending on job-related knowledge, skills, and experience. Amazon is a total compensation company.
