Responsibilities

  • Installs, calibrates, inspects, balances, services, repairs and maintains electronic and/or pneumatic controls forheating, ventilation, air conditioning and refrigeration systems; tests equipment to confirm it is installed and operatesaccording to manufacturer’s specifications.

  • Installs, services, tests and repairs hospital and commercial refrigeration equipment, compressors, air conditioningsystems, including heat pumps and ventilation equipment; lubricates motors and other moving parts; repairs oldcomponents or wiring; checks and adjusts A/C refrigeration levels; replaces malfunctioning parts; monitors andadjusts heat and air conditioning in buildings using automated building monitoring and control systems.

  • Tests and troubleshoots methods to determine malfunctions and/or causes of breakdowns of all assigned equipment;removes, repairs and/or replaces faulty parts; retests and makes required adjustments/modifications to restorecomplete and proper operation; reassembles repaired systems.

  • Performs scheduled, predictive, corrective and preventative maintenance on all assignedsystem/equipment/components and on connected/related equipment that is essential to the proper operation ofHVAC equipment; sets up and/or follows preventive maintenance schedule and determines extent of work and partsneeded; plans shutdowns for maintenance repair pumps, including chill water, heating water and condensationpumps; assures that maintenance work is performed in accordance with organizational requirements.

  • Completes routine rounds to maintain awareness of the hospital’s physical plant relative to HVAC-R duties, includingchecking equipment temperatures and pressure and identifying mechanical system irregularities; troubleshoots anddiagnoses electrical and mechanical device malfunctions or failures in HVAC and related equipment and performsskilled repairs to correct problems; escalates complex/unresolved issues to appropriate party per establishedprocedures.

  • Replaces, repairs and maintains machinery and mechanical equipment such as damaged or worn heating ventilationand A/C parts in accordance with diagrams, sketches, operation manuals and manufacturer’s specifications usinghand and power tools and precision measuring/testing instruments; replaces defective breaker controls, thermostats,switches, fuses and electrical wiring to repair installed units, using electrician's hand tools and test equipment.

  • Operates and maintains fluid and electronic testing and measuring instruments, such as manometers, air flow andliquid flow meters, volt meters, ammeters and potentiometers; keeps records of work performed and supplies used; use such tools as drill presses, grinders, bandsaws, hand drills, testers, welding equipment, soldering guns, smallhand tools and specialized apparatus; estimates and orders materials and supplies needed to maintain equipment ingood working condition.

  • Recommends and/or orders necessary parts and supplies for installation, service and repair of assigned equipment;reports, organizes and maintains records of parts and materials ordered and purchased for service and repair.

  • Respond to trouble calls, customer complaints, equipment failures and work requests; maintains all applicable recordsrequired by City, State and EPA regulations/mandates and refrigerant transition/recovery; updates servicing andpreventative maintenance documentation and related automated systems.

  • Observes pressure and vacuum gauges and adjusts controls to facilitate proper operation; starts units and adjusts forproper cut-in and cut-out of refrigeration, air conditioning, humidifiers, heaters, air cleaners and circulating pumps.

  • May assists in the preparation of bid specifications for building repair and modifications and for the repair andmaintenance of specialty items.

Qualifications

Education/Work Experience Requirements

Successful completion of a recognized HVAC-R technical/apprenticeship training program and four years of related HVAC-R work experience that would demonstrate attainment of the requisite job knowledge/abilities. Work experience in a large industrial or healthcare facility is preferred.

Licensure/Certification

  • Washington State Journey (06) Electrician certificate or equivalent per RCW 19.28.191

  • EPA Section 608 (Clean Air Act) Technician Certification.

  • Certified to use Freon

Job Knowledge/Abilities

Knowledge of standard practices, methods, materials, tools, and equipment used in mechanical trades and HVAC

work, including principles of operation of HVAC systems; occupational hazards and safety practices of HVAC

trade.

 Knowledge of the testing, inspecting, maintenance and repair of assigned equipment, including heating and

ventilation, pneumatic controls, electrical controls, chillers, boilers, pumps and piping, laboratory ventilation,

refrigeration, electricity and HVAC controls.

 Knowledge of applicable building/regulatory standards, codes and related requirements and general construction

methods/procedures sufficient to perform the duties of the position.

 Ability to read, understand and interpret mechanical blueprints, wiring diagrams, electrical schematics and

manufacturer’s operations manuals and to identify, evaluate and troubleshoot electrical and mechanical problems.

 Ability to use automated building monitoring and control systems, estimate time and materials; use arc and gas

welding equipment and use all types of hand and power tools relating to HVAC-R work.

 Ability to demonstrate expertise in refrigeration, electric controls, pneumatic controls, pipe fitting, steam, pump,

chilling and condensing water systems and to troubleshoot, diagnose and resolve (within scope of position)

routine and emergent issues.

 Ability to understand the interaction of various HVAC systems and how each component functions in conjunction

with other components to impact operations of the system as a whole.

 Ability to demonstrate understanding of related OSHA requirements and safe working techniques/procedures and

to maintain compliance with all applicable codes and regulatory requirements.

 Ability to execute work orders in a timely and efficient manner and document all work performed in accordance

with established procedures.

 Ability to use office equipment and automated systems/applications/software at an acceptable level.

 Ability to establish and maintain effective working relationships as required by the duties of the position.
