Job Description
Turner & Townsend are seeking a skilled and experienced Program Manager to oversee the execution of large-scale commercial real estate construction projects for a global client.
The Program Manager will be responsible for managing multiple complex construction programs, ensuring that projects are delivered on time, within budget, and in alignment with quality and safety standards. The ideal candidate will have a strong background in construction management, project coordination, budgeting, stakeholder communication, and a deep understanding of the commercial real estate industry.
Responsibilities :
Oversee and manage the execution of multiple commercial real estate construction projects from inception to completion.
Develop and implement program strategies, ensuring alignment with organizational goals and objectives.
Establish project scopes, timelines, budgets, and resource plans, and ensure successful delivery within the defined parameters.
Manage and lead cross-functional teams of project managers, architects, engineers, contractors, and consultants to ensure coordination and effective decision-making.
Develop and manage project budgets, ensuring financial performance aligns with the overall objectives.
Analyze cost reports, track project expenses, and identify cost-saving opportunities while maintaining quality standards.
Review and approve contract modifications, change orders, and progress payments in collaboration with finance teams.
Act as the primary point of contact for all internal and external stakeholders, including clients, developers, contractors, and regulatory bodies.
Provide regular program updates to senior leadership and clients on project status, risks, and mitigation strategies.
Foster positive client relationships, ensuring high levels of satisfaction and proactive communication throughout the project lifecycle.
Identify, assess, and proactively manage project risks, including safety, regulatory, and operational challenges.
Develop and implement risk mitigation plans and ensure adherence to safety protocols and regulatory compliance.
Resolve complex issues and challenges by providing innovative solutions and maintaining a focus on the end goal.
Ensure all projects meet or exceed quality standards, industry regulations, and company policies.
Collaborate with architects and engineers to ensure design compliance with client requirements and regulatory standards.
Conduct regular site visits to ensure construction activities are on track and in compliance with safety and quality standards.
Lead, mentor, and develop a team of project managers and junior staff, fostering a collaborative and results-driven work environment.
Provide coaching and guidance to team members on project management best practices and professional growth opportunities.
Evaluate team performance, provide constructive feedback, and ensure ongoing professional development.
Promote sustainability practices within construction projects, including energy efficiency, green building certifications, and innovative construction techniques.
Stay current with industry trends, technologies, and best practices, ensuring that projects benefit from the latest advancements in construction and project management.
Qualifications
Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field. A Master’s degree or PMP certification is a plus.
A minimum of 5 years' experience in commercial real estate construction management, with at least 3 years in a senior management or program leadership role.
Extensive experience managing large-scale, complex construction programs from conception through to project close-out.
Proven track record of managing multi-disciplinary teams and collaborating with a diverse group of stakeholders.
Strong knowledge of construction processes, contracts, budgeting, scheduling, and project management tools (e.g., MS Project, Procore, Buildertrend, etc.).
Expertise in commercial real estate development, including office buildings, mixed-use developments, retail, and industrial properties.
Exceptional leadership, communication, and interpersonal skills.
High-level problem-solving abilities, with a proactive and solution-oriented mindset.
Experience with sustainability initiatives and green building standards (e.g., LEED, WELL).
Familiarity with regulatory requirements and safety standards within the commercial construction industry.
Project Management Professional (PMP) or equivalent.
LEED AP or other sustainability certifications.
OSHA 30-hour certification (preferred).
Additional Information
The salary range for this full-time role is $140K-$150K per year. Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range is a reflection of base salary only, not of a total compensation package. Please note Turner & Townsend reserves the right to pay more or less than the posted range, depending on candidate’s experience and qualifications.
*Onsite / in-office work is required. This is not a remote role.
