FirstService Residential Maintenance Tech III in San Francisco, California

Job Overview:

We are seeking a skilled and experienced Maintenance Technician III to join our team at Lumina, a premier residential high-rise building. The ideal candidate will have a strong background in maintenance and repair, with the ability to handle a variety of tasks to ensure the smooth operation and upkeep of our property.

Compensation: $36-39/hr

FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future.

Your Responsibilities:

  • Perform routine and preventive maintenance on building systems, including HVAC, plumbing, electrical, and mechanical systems.
  • Diagnose and repair issues with building infrastructure and equipment.
  • Respond promptly to maintenance requests from residents and management.
  • Conduct regular inspections to identify and address potential problems.
  • Maintain accurate records of maintenance activities and repairs.
  • Collaborate with other team members and contractors to complete projects efficiently.
  • Ensure compliance with safety regulations and building codes.
  • Assist in the development and implementation of maintenance procedures and schedules.
  • Operate, maintain and repair all boilers, heaters, cooling towers, pumps, valves, and lines used in the distribution of heated or processed water.
  • Operate, maintain and repair air conditioners and water source heat pumps.
  • Operate and maintain fire alarm and fire sprinklers systems.
  • Operate and test/run emergency generation systems and log readings.
  • Operate, maintain and repair plumbing distribution system including sewer drain systems, sump pumps, basins, water closets, urinals and piping.
  • Repair and maintain trash compactors, including electrical and hydraulic.
  • Maintain electrical power distribution and auxiliaries for building’s lighting, mechanical, electrical motors, plumbing and control components, including lighting maintenance.
  • Maintain pool and spa
  • Repair dryers and washing machines
  • Other duties and responsibilities as assigned by supervisors.

Skills & Qualifications:

  • Minimum of 5 years of experience in building maintenance or a related field.
  • Strong knowledge of HVAC, plumbing, electrical, and mechanical systems.
  • Ability to read and interpret technical manuals, blueprints, and schematics.
  • Excellent problem-solving skills and attention to detail.
  • Strong communication and interpersonal skills.
  • Ability to work independently and as part of a team.
  • Availability to work flexible hours, including evenings and weekends, as needed.
  • Practice and adhere to FirstService Residential Global Service Standards. Conduct business always with the highest standards of personal, professional and ethical conduct.
  • This position will require working the swing shift and weekends. Schedule 11am-7:30pm
  • This position will require on call duties and holidays as needed.
  • Practice all safety regulations and participate in periodic safety meetings.
  • Ensure cleanliness and orderliness of all equipment rooms and workshops.
  • May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines

Education & Experience:

  • High school diploma or equivalent; technical or vocational training preferred.
  • 3-5 years demonstrated experience in operations, maintenance and repair of the essential duties and responsibilities listed above.
  • 3-5 year’s customer service experience.
  • EPA-608 Type I or II refrigerant certification.
