Job Summary The Facility Manager will be responsible for the maintenance and upkeep of the organization's buildings and grounds, and for ensuring their safety and functionality.  Codale currently has over 18 sites (and growing) and may include another 15+. The opening and closing of additional buildings are also in scope. UT, NV, ID, WY.  Potential for AZ, CO, etc. What You'll Do: * Build and maintain an environment that supports teamwork, cooperation, and performance excellence within the organization as interaction with various managers is required daily in the support of numerous regional sites and operations. * Proactively engage stakeholders to ensure that on-site client's expectations are met; build and develop effective client/stakeholder relationships across multiple levels of the organization. * On-site key point of contact for Facilities across multiple states, counties, and cities. Ensure vendors are well-managed, delivering services on time and within budget. * Ensure expiry of contracts is well-monitored and re-procurement is initiated as needed, performing vendor evaluations at least annually. * Support as needed to provide project and real estate monthly spending, creating and monitoring monthly YTD actuals to budget, forecasting remaining years' spending. * As needed, track operational, CAM, and Landlords' OpEx annual spending, ensuring those expenses are in line with lease language. * Raising Purchase order requests and goods receipting of vendor invoicing. * Scrutinizing spending, leveraging opportunities to benefit from savings and improvements on cost-of-service delivery without loss of output. * Other duties as assigned What You'll Bring: * 5-10 years' experience in facilities, property management, hard or soft services or technical hands-on experience looking for a change of pace, office environment. * Knowledge of Occupational Safety requirements * Excellent PC literacy (MS suite) and proven ability to manage daily activities using various systems. * Demonstrated experience with continuous improvement initiatives (highly desirable). Knowledge of vendor management for specialized services. * Proven capacity to understand and interpret commercial contracts and relevant terms. * Budget management and financial analysis skills. Some history or understanding of commercial leases. * Six Sigma certification (green belt or above), particularly in Lean and/or DMAIC (desired) Physical Demand and Work Hours: * This is a full-time position with a typical working schedule of Monday - Friday 7:00 AM - 4:00 PM * Ability to sit for extended periods while using a computer and performing deskwork. * Frequent use of hands and fingers for typing and handling documents * Occasional standing, walking, and reaching during meetings and other work-related activities. * Vision abilities required, including close vision and the ability to adjust focus for reviewing documents Job Location: Salt Lake City, Utah
