Description

: Under general direction, the Building Plans Examiner performs tasks in the review and analysis of plans and specifications of proposed projects, Work is performed with considerable independence with a supervisor providing technical assistance on complex problems.

*Posted range is the starting salary. Pay rate offered is based on experience.*

Examples of Duties

: Performs skilled technical work in examining building construction plans and specifications for complex projects such as single and multi-family residential projects, high-rises, change-of-use subdivision/site plans, and large and industrial facilities prior to the issuance of building permits.

Meets with construction permit applicants such as engineers, architects, contractors, builders and property owners in regard to the approval or disapproval of plans and discusses proposed construction to determine compliance with the building, plumbing, mechanical and electrical codes; subdivision/ site plan and zoning ordinances related regulations and directives. Examines building plans for new construction, tenant finish outs and remodels, and specifications of proposed building prior to issuing a building permit; discusses technical requirements of plans with engineers, contractors, builders or owners; computes square footage of buildings, estimates cost and determines occupant load. Reviews, explains, and interprets the building code and regulations relative to the construction plans submitted; explains the methods of modifying plans submitted to comply with the building codes and regulations; gives advice to building inspectors. Researches codes, permit databases, and archival plans to determine code compliance for existing buildings and requirements for proposed alternatives. Advises inspection personnel and the general public of applicable building code requirements. Coordinates the distribution of plans to other agencies and checks to see that appropriate approvals from other agencies are obtained before releasing proposals for permit issuance. Assists building inspectors with difficult or unusual requirements for major structures. Prepares and maintains records on plan-checking procedures. Assists in the development and maintenance of department procedures and policy manuals.

Experience and Training

: Bachelors degree from an accredited four (4) year college or university with major coursework in Urban and or Regional Planning, Geography, Engineering, Architecture or a related field

Two (2) years experience in building construction, inspection plan review or a related field. Experience may substitute for education on a year-by-year basis.
