Job Title: Lead Maintenance Technician
Job Description
Manage the reconfiguration of walls, doors, ceilings, lighting and perform any painting and touch-up work for the beautification of the facility following an office adjustment/move. Perform a wide variety of corrective maintenance work requests including general maintenance tasks such as hanging pictures, furniture moves, replacing lights, ceiling tiles, carpet tiles, and performing daily/monthly inspections. Oversee shipping and receiving functions for the facility and deliver mail on a daily basis. Monitor the building automation computer system to ensure equipment is running and building temperature conditions are in range. Proactively identify potential problems or opportunities, analyze issues using all appropriate resources, develop alternatives, and arrive at the optimum approach to mitigate problems or exploit opportunities. Act as a hands-on working lead technician capable of completing various general maintenance, HVAC, electrical, plumbing, and painting tasks while overseeing a small crew of employees.
Responsibilities

Perform corrective maintenance tasks and general maintenance requests.
Oversee shipping and receiving functions and deliver mail daily.
Monitor building automation systems to ensure proper equipment operation and temperature conditions.
Identify potential problems or opportunities and develop solutions.
Act as a hands-on lead technician for general maintenance, HVAC, electrical, plumbing, and painting tasks.
Supervise a small crew of technicians.
Essential Skills
4+ years of lead/supervising commercial building maintenance experience.
Knowledge in plumbing, HVAC, and light electrical maintenance and repairs.
Experience with computerized maintenance management systems and building automation systems.
Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals.
Strong communication skills for interacting with customers and associates.
Ability to write routine reports and correspondence using basic computer skills.
Additional Skills & Qualifications
Experience managing subcontracts or vendors.
Knowledge of preventive maintenance, repair, drywall, floor maintenance, plumbing, and troubleshooting.
Positive attitude and excellent customer service skills.

Work Environment
This is a roaming position with approximately 20% of time spent in Bethesda, 75% in Rockville, MD, and 5% in Arlington, VA. Work hours are Monday to Friday, 6:30am to 3:00pm with some flexibility. The work environment is primarily an office setting, requiring a clean and professional appearance with casual dress. You will be working around office occupants most of the time, and a positive attitude and excellent customer service skills are essential. The site also includes a hotel/conference center.
