Microsoft Corporation Real Estate Analyst in Redmond, Washington

Microsoft Cloud Operations + Innovation (CO+I) is the engine that powers Microsoft's cloud services and our team is focused on delivering high quality infrastructure to support cloud operations.

As Microsoft’s Cloud business continues to mature, the acquisition and development of our owned, designed and constructed Data Center facilities will scale to meet the demands of our customers. Cloud Operations and Innovation (CO+I) will be developing and executing strategies to deliver owned and developed sites alongside our leasing team, to scale our business into the future.

The Infrastructure Planning & Acquisition (IPA) team is responsible for the acquisition and planning of Data Center Infrastructure needed to build out Microsoft’s cloud infrastructure. As part of IPA, the Land Acquisition Team is responsible for the delivery and pre-positioning of Data Center real estate needed to build out Microsoft’s cloud infrastructure.

As a Real Estate Analyst, you'll dive into the real estate market, providing crucial insights and analysis to expedite our land acquisition process. Reporting to the AMER Regional Director, you will be responsible for the research and analysis of real estate market information, supporting the team to expedite the land acquisition process in the US and Canada regions. 

The position will focus on providing information to the Land Acquisition Managers to enable the team to accelerate the process and mitigate risk. You’ll engage external consultants and brokers and works with internal teams to provide information on parcels and participate with internal teams on driving the acquisition process forward.

  • This role is located either in one or all hub locations - Atlanta, GA, Washington, D.C., Redmond, WA, San Antonio, TX or Phoenix, AZ.

  • Relocation support will be provided, and successful candidates must ​relocate or reside within 50 miles of the hub office location.

  • This role is eligible for hybrid or remote work, up to 50%.

Responsibilities

  • Research and analysis of real estate market information such as market reports, industry publications, and government data across US and Canada regions.

  • Expedite the evaluation, selection, and recommendation of acquisitions for approval.

  • Streamline the management of the acquisition process for land including tasks which can range from site selection to municipal collaboration for pre-construction work. 

  • Drive tracking and reporting of AMER land acquisition transactions and strategic initiatives.

  • Foster seamless collaboration with Microsoft CO+I stakeholders, including Finance, Legal, EPCM, etc., to expediteprocesses as necessary.

  • Efficiently handle multiple assignments across various AMER regions to ensure rapid progress. 

  • Periodic travel to assigned geographies may be required to meet accelerated delivery goals.

Qualifications

Required Qualifications:

  • Bachelor's Degree in Business Management, Real Estate, Project Management, or related field AND 1+ year(s) relevant experience

  • OR 2+ years equivalent experience.

Other Requirements:

Ability to meet Microsoft, customer and/or government security screening requirements are required for this role.

Microsoft Cloud Background Check:

  • This position will be required to pass the Microsoft Cloud background check upon hire/transfer and every two years thereafter.

Preferred Qualifications:

  • Bachelor's Degree in Business Management, Real Estate, Project Management, or related field AND 2+ years Portfolio Management, Real Estate, or Office Management experience

  • OR 2+ years equivalent experience.

  • Demonstrate proficient analytical reasoning skills, combined with a deep understanding of business fundamentals and extensive knowledge of real estate terminology to expedite decision-making processes.

  • Utilize expertise in the real estate transaction process to accelerate delivery timelines.

  • Proactively cultivate and manage stakeholder relationships to facilitate swift progress.

  • Demonstrate proficient communication skills, both verbal and written, enabling effective interaction with real estate brokers and team members to expedite workflows and achieve accelerated outcomes.

  • Ability to conduct the research, analyze the data and present findings effectively to others with confidence & conviction.

Real Estate Portfolio Management IC3 - The typical base pay range for this role across the U.S. is USD $75,100 - $148,900 per year. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD $98,800 - $163,300 per year.
