A & A Professional Property Management Maintenance and Repair Workers, General in Rapid City, South Dakota
Must have valid drivers license. Provides maintenance, repair, and cleaning of residential and/or commercial buildings and grounds. Essential Functions: Receives written work orders or verbal instructions from the Maintenance Manager or Director of Operations as designated. Maintains and repairs basic building systems, including faucets, fixtures, water heaters, lights, switches, and receptacles. Provides basic maintenance and repair for building elements such as doors, windows, walls, ceilings, flooring, both interior and exterior. Provides basic mechanical repair to equipment and appliances, including replacement of belts, hoses, and other replacement parts. Provides lawn care and maintenance including irrigation systems, trimming, pruning, and grass cutting; planting of trees, shrubs, and flowers. Operates snow removal equipment to maintain parking lots and sidewalks. Shovels snow when other equipment is not available or practical. Provides building porter duties both interior and exterior to pick up trash and maintain cleanliness of buildings and grounds. Identifies elements of building and grounds requiring maintenance and repair that have not otherwise been identified, and initiates work orders for such work. Routinely provide a physical inspection and review of properties. Moves and hauls company assets, appliances, boxes, material, and other equipment. Additional Functions. Be available on an on-call basis for after-hours response to tenant and property emergencies. Required Knowledge and Skills. Must have knowledge of general maintenance of building systems to include minor electrical, plumbing, and carpentry skills. Must be able to read and write in English and comprehend equipment manuals and instructions, work orders, and basic correspondence. Must be able to write simple notes and memos. Must be able to perform math at the arithmetic level, to include addition, subtraction, multiplication, and division. Must be able to interact with employees, tenants, potential tenants, clients, and contractors in a friendly and professional manner. Must be able to maintain an even temperament in potentially heated situations, and work closely with other employees in a friendly and professional manner. Must be able to operate basic hand and power tools.
