Amentum Real Estate Portfolio Transaction Manager in Providence, Rhode Island

The Real Estate Portfolio Transaction Manager is responsible for the oversight and management of Amentum-controlled real estate within assigned business group portfolio(s) from initial request through completion. This is a full-time remote-telework role . US citizenship and the ability to obtain a security clearance is preferred.

Job Duties and Responsibilities:

  • Adhere to/ implement corporate policy and procedure supporting real estate portfolio transactions through occupancy or turnover/decommissioning.

  • Develop and foster relationships with business leaders to include regular reviews of assigned real estate portfolio; review of critical dates and communicate opportunities to meet business goals.

  • Manage real estate broker and other outsourced partners throughout the transaction including regular engagement and updates to business team and ensure business needs are met.

  • Manages design and construction of new capital projects and improvements along with project management team (in-house or outsourced).

  • Coordinates with in-house or outside legal for review and discussion of all legally binding real estate documents or other issues as they may arise.

  • Advise and coordinate with key functional colleagues (e.g., Security, EHS, GSCM, IT, etc.) to successfully execute real estate transactions.

  • Effectively communicate with business leaders and execute upon agreed real estate strategies and decisions.

  • Support proposal/business development efforts, as needed, within the assigned business groups.

  • Manage facility personnel at key locations and provide ongoing support to all local facility managers and local business leaders within assigned portfolio.

  • Support local facility and business leads with day-to-day real estate and facility issues as needed.

  • Identify opportunities to optimize facility operations, reduce costs, and allow for a consistent delivery experience.

  • Provide input and updates to Real Estate Senior Director for the development of annual budgets, capital planning, and all financial impacts of real estate strategies and transactions within the assigned real estate portfolio.

  • Review monthly financial performance reports for facilities within the assigned portfolio.

  • Support the implementation of initiatives aligned with Amentum Real Estate such as Workplace Policy; Facility Access Control; Risk and Insurance optimization; and ESG.

  • Contribute to the development of process improvements across assigned portfolio and/or company that positively impact the user experience and support the organization’s long-term vision.

Knowledge and Skills:

  • Strong understanding of real estate process and market conditions - including site selection, lease negotiations, financial modeling, and lease contracts.

  • Ability to autonomously manage third party brokerage resources, legal counsel, and project team to deliver against performance metrics.

  • Knowledge of space programming, project design, and construction, as well as facilities management to allow for a collaborative approach to site selection and lease negotiations.

  • Excellent analytical and critical thinking skills with the ability to identify and model scenarios and effectively engage stakeholders to drive decision. Proficient in standard MS Office applications.

Minimum Qualifications:

  • Bachelor’s degree in business administration or an associated discipline with a minimum of 8 years’ experience in corporate real estate, preferably in a transaction and portfolio management role for a real estate portfolio of at least 50 locations.

  • US Citizenship is required.

  • Must be able to travel domestically.

  • Ability to obtain a security clearance is preferred.
