Hotel Rehabs Assistant Project Manager - Construction in Phoenix, Arizona

This is a remote position with travel require to project sites.
The Assistant Project Manager is part of all aspects of a project, from pre-construction through project closeout and actively supports the project team. The APM takes direction but is comfortable acting independently to ensure project success. Having an expert understanding of the scope and the project status, the APM ensures the details are followed up on. The APM enables the PM and the Field through contributions and ownership of their roles and responsibilities. As the APM evolves their understanding of the project process and demonstrates excellence, the APM evolves to having near autonomous execution of projects with PM oversight and guidance.

Client & Team
Be an integral team member of the project management and field team
Monitor and support regular meetings with hotel ownership
Establish and maintain credibility as a key project member to the client
Project Planning
Change management
Monitor/identify, manage and resolve/escalate field issues
Coordinate related change orders with in-field management, subs and ownership
Ensure understanding of SOW changes through project process
Schedule
Monitor key metrics, milestones to ensure quality and schedule is maintained
Assist with schedule setup process, updates and publications
Room out of order (ROO) and Phasing
Coordination
Support project during pre-con, active con and closeout by ensuring appropriate coordination is maintained based on project needs
Subcontractor Management
Buyouts
Draft SOW document and meticulously ensure all scope is communicated/clarified
Assist with Building Connected to source, vet sub-contractors relaying scope, schedule
Maintain awareness of and ensure sub compliance (W-9’s, COI, licenses, lien release)
Ensure proper sub team is coordinated for project success, kick-off, contracts
Maintain on-going sub relationships through regular contact within project
Issue Resolution
Own the understanding of SOW, PIP, plans and issue resolution
Work with subs, field team to identify, understand and resolve field issues
Project related issue resolution/research as needed by PM
Payments
Field and coordinate payment inquiries and resolution where needed by PM
Within budget limits, review payments to vendors and subs following current process/compliance while resolving issues
Understand relationship between budgets, ERP and the BvA submission
Log Setup & Management
Submittals
RFI’s
CO’s
Monitor, manage submission and follow up on RFI’s, submittals
Produce and distribute logs for Submittals, RFI’s, CO’s per SOPs
Take-Off & Take Off Verification
Comprehensive understanding of take-off process
Advanced understanding and usage of Bluebeam for take-offs
Support of necessary take offs for Pre-Con and SOW needs following SOP
PM Project Support
Support weekly and monthly updates for client distribution
Communicate with designer, architect, and procurement vendors and/or employees
Relay and maintain organized records to project team
General project support where needed
Manage Construction & Hotel Brand Compliance
Establish foundational understanding of brand standards and design scheme requirements
Ensure understanding of relationships to hotel brand standards, PIP, and SOW
Establish foundational understanding of ADA requirements
Competencies:

Excellent client management
Comfortability in high pressure situations while continually progressing
Maintain high morale among subcontractors and employees
Extremely detail-oriented with communication skills at the utmost level
Experience using PlanGrid and/or other construction software
Requirements:
Bachelor’s degree in Construction Management, Engineering, Architecture or similar experience
2-3 years of construction project management experience and/or tenant improvement experience
Proficiency in Microsoft Office and Excel
Ability to travel up to 25% in the role
Experience in traveling construction groups preferred
Experience with PlanGrid and Bluebeam preferred
