Confidential Employer Maintenance Supervisor in PHILADELPHIA, Pennsylvania

OVERVIEW OF POSITION:Assist the Operations Manager with the daily supervision of maintenance ensuring the school building and grounds are kept in a safe, clean, and orderly condition.

MINIMUM QUALIFICATIONS: Candidate must possess any combination of education and experience equivalent to completion of high school. Experience with building maintenance supervision is desirable. Candidates must possess good moral character. Due to the use of power tools candidates must be over the age of 18. Pursuant to PA law all candidates must submit to a Child Abuse, State Police and FBI criminal background checks as a requirement of employment. Valid driver's license required. Dress code consists of a polo shirt (provided by CAP), black or khaki pants (must fit properly), black socks, black shoe/sneakers (no other color), and other equipment as required by the department. No pins or objects are to be worn unless approved by CAP

ABILITY TO: Work is typically performed walking, sitting or standing. This work includes, but not limited to stooping, kneeling, crouching, reaching, pulling, and lifting. Must be able to lift objects weighing up to approximately 25 pounds frequently, and up to approximately 75 pounds occasionally. The environment also exposes the employee to potentially hazardous substances. Work is subject to inside and outside environmental conditions, extreme temperatures, noise and hazards. Vocal communication is required for expressing or exchanging ideas by means of the spoken word; hearing is required to perceive information at normal spoken word levels; visual acuity is required for preparing and analyzing written or computer data, determining the accuracy and thoroughness of work, and observing general surroundings and activities. Managers are in daily contact with teachers, students, administration, the general public, and other work related personnel. The ability to coordinate and prioritize work activity, handle complaints, express a service-oriented attitude, communicate effectively, and work with limited supervision.

KNOWLEDGE OF: Requires knowledge of, or the ability to learn routine and non-routine cleaning methods, procedures, and equipment usage. Minor plumbing, electrical and carpentry repairs are required. Must be able to follow oral and written directions and have the ability to get along well with others.

KEY DUTIES AND RESPONSIBILITIES: The minimum performance expectations include, but are not limited to, the following functions/tasks:

  • Participates in the review process of all maintenance technicians including new hires.
  • In consultation with the Operations Manager, reviews and implements building improvement plans.
  • In consultation with the Operations Manager, coordinates response to emergencies at the facility including burglar / fire alarms.
  • In consultation with the Operations Manager, coordinates repairs to building systems with vendors.
  • Maintains, monitors, and schedules all requests from automated help desk system
  • Maintains CAP vehicles including repairs and required inspections.
  • Insures that proper cleaning methods, including that of vendors, are maintained including the storage, proper care, and disposal of equipment and supplies
  • Responds to a variety of requests from the administration, faculty, and staff which includes but is not limited to: setting up for meetings and class functions, moving furniture, unloading and storing deliveries and miscellaneous projects;
  • Responds promptly to accidents or potential safety hazards.
  • In consultation with the Operations Manager for Burglar / Fire Alarm response during off hours as assigned.
  • Reports all accidents and/or potential hazards to the Operations Manager immediately, or as soon as reasonably possible;
  • Plan and schedule maintenance tasks to maintain the building site, including minor and routine painting, plumbing, and other related maintenance activities;
  • Main ains CAP tools and maintains inventory of paper, cleaning supplies, equipment, and required parts.
  • Opens and/or secures the building, including weekends, to provide protection against vandalism and theft, as requested by supervisor(s);
  • Insure that the building perimeter is maintained including sweeping walks, mowing grass, cultivating flower beds, trimming shrubbery, playground facilities/grounds, and shoveling/removing snow/ice;
  • Operation of various CAP vehicles as required.
  • Attends in-service training to develop and improve knowledge and skills of building service work;
  • Observes and promotes safe work practices and procedures at all times;
  • Uses and wears all safety and/or protective equipment (PPE), as appropriate;
  • Takes all necessary and reasonable precautions to protect students, employees, visitors, equipment, materials, and facilities;
  • Complies with and supports school regulations and policies;
  • Models non-discriminatory practices in all activities;
  • Performs other duties as requested by Operations Department in accordance with school policies and practices
  • May be assigned to work at any facility serviced by the Operations Department.
