Rise Modular Director of Estimating in Owatonna, Minnesota

Career Opportunity:

Rise Modular is seeking a skilled construction estimator with expertise in volumetric modular off-site construction. As the Director of Estimating you will play a pivotal role supporting multiple facets of our business, including business development, pre-construction, and project management.  You will collaborate closely with internal and external project partners throughout the project life cycle.  You will engage directly with project owners, general contractors, design consultants, and our in-house design integration, manufacturing, and project management teams. Your primary focus will be on preparing detailed, accurate and timely commercial construction project estimates, conducting cost research, and providing value engineering solutions.

Roles and Responsibilities:

  • Cost Estimation: Prepare detailed cost estimates for modular projects by analyzing blueprints and documents, calculating overall project budgets for materials, labor, and equipment.

  • Bid Preparation: Develop and submit competitive bids by reviewing project plans and specifications, ensuring all documentation and cost breakdowns are accurate.

  • Quantity Takeoffs: Perform accurate quantity takeoffs for materials and components using both software and manual methods.

  • Cost Analysis and Value Engineering: Conduct cost analysis to identify savings opportunities, providing alternative solutions to optimize project costs.

  • Risk Assessment: Assess potential cost-related risks, analyzing data and trends to develop effective contingency plans.

  • Collaboration and Communication: Collaborate with project managers to ensure accurate estimates and communicate updates and reports on cost-related matters effectively.

  • Documentation, Record-Keeping: Maintain detailed records of estimates, bids, and cost documents to ensure compliance with company standards and client requirements.

  • Market Research: Stay informed about market trends and material costs for accurate estimates, continuously updating knowledge of construction methods and technologies.

  • Regulatory Compliance: Ensure estimates comply with local building codes and regulations, staying informed about regulatory changes and incorporating them into the estimating process.

  • Business Development Engagement: Actively participate in developing and maintaining relationships with clients, subtrade partners, consultants, vendors, and other project partners.

  • Modular Construction Advocacy: Promote the efficiencies of modular construction, covering design, manufacturing, logistics, installation, and clarifying scopes of work between manufacturing and site operations.

  • Leadership: Provide strategic leadership and direction to the estimating team, ensuring alignment with company goals and objectives. Build and manage a team of estimators, fostering a culture of collaboration, continuous improvement, and excellence in estimation practices. 

    About You:

  • Experience: You bring 5+ years of experience in construction estimating of commercial and/or residential construction projects, including modular or off-site manufacturing, and/or real estate development.

  • Education: You hold a university degree, college diploma, or trade certificate in a field related to Construction, Manufacturing, or Engineering.

  • Technical Knowledge: You have a strong understanding of architectural, structural, mechanical, and electrical building systems, as well as building codes and specifications.

  • Certifications: Possession of certifications such as Certified Professional Estimator (CPE), Certified Cost Consultant (CCC), Professional Quantity Surveyor (PQS), Certified Construction Estimator (CCE), or Construction Estimator Certified (CEC) would be considered an asset.

  • Industry Knowledge: You possess a general understanding of the fundamentals of the construction and real estate industries, with a firm grasp of elemental costs and Work Breakdown Structure (WBS) units for accurate budgeting.

  • Communication Skills: You excel in both written and verbal communication in English and can effectively and efficiently use technical and operational language.

  • Project Lifecycle Expertise: You have a deep understanding of construction and manufacturing project lifecycles, particularly in the design and preconstruction phases.

  • Software Proficiency: You are skilled with Google Suite, Bluebeam, MS Office, MS Project, and Procore. Familiarity with Smartsheet, Construction Estimating Software, ERP software, CRM software, and architectural drafting (AutoCAD, REVIT, BIM) software is a bonus.

  • Detail-Oriented: You have strong time management and multitasking abilities, paying close attention to detail.

  • Proactive Nature: You are proactive, with a passion for pushing the company and modular construction in innovative and exciting directions.

  • Management & Leadership:   Proven leadership and team management skills, with a track record of successfully leading a team of estimators.
