Job Summary and Qualifications
The Division Director of Facility Construction shall perform the identified duties for all division Medical Center facilities with a high emphasis on Construction. This director should demonstrate strong oral and written communications, problem solving, leadership, organizational skills, technical education, knowledge, and experience. The Director should be driven to meet deadlines, capable of working with little or no supervision, and have an eye for detail. Have the ability to set schedules, create and maintain budgets, and exercise time management skills while overseeing multiple facilities is essential. Strong interpersonal skills and the ability to work with diverse individuals, ranging from maintenance technicians to senior executives, is crucial. This Director should be capable of arranging schedules and projects, orchestrate personnel and contractors to complete building services and renovations, and maintain inventory of infrastructure assets, maintenance tools, and supplies utilizing HCA Healthcare technology platforms for all of their assigned facilities. In addition to these skills, the Director must be well versed in federal and state regulatory code standards and maintain their assigned facilities in a way that ensures the highest level of safety and compliance at all times. The Director will also be expected to mentor, train, and develop other DFMs and/or Managers as part of HCA Healthcare’s succession planning program. This position works directly with and through their assigned Division Director of Facility Management.
Leadership: Effective leadership for healthcare facility management operation at all division facilities through:
Strategic planning for facility management to allow the departments to reach their goals while supporting the overall mission of HCA Healthcare
Execution of strategic plans, routine maintenance programs, and special initiatives
Team development by instilling trust within the teams, delegating responsibilities, and motivating individuals to utilize their knowledge, skills, and abilities to create a successful and engaged team environment
Communication and collaboration in working effectively with others from diverse backgrounds, skillsets, and talents, ranging from technicians to corporate executives
Facility Maintenance & Operations:
Oversee daily operations of the facility management departments at all division facilities including, but not limited to
Establishing and operating within department budgets
Providing education and training opportunities, team building events, and conducting annual performance evaluations of Facility Managers or other direct reports
Authority to hire/dismiss direct reports
Staff workload management; scheduling, and assignment and completion of work orders and preventative maintenance tasks using HCA Healthcare’s CMMS
Establishing work permitting and policy standards for facility staff and vendors to ensure compliance with federal and state work-safety guidelines (i.e. OSHA)
RFP creation, bid review, selection and evaluation of third-party vendors for contracted work
Operate facilities in an effective and energy efficient manner
Execute the corporate-provided plan of succession that includes development and training of DFMs and Managers of Facility Management
Identify talent and leadership traits within teams; create training and development program to allow for internal growth opportunities
Regulatory Compliance: Work in conjunction with Division Director of Regulatory Compliance, Shared Services Directors, Facility Managers, and othes to maintain components of regulatory compliance as it pertains to Environment of Care, Life Safety Code, and Emergency Management, as well as standards of federal and state agencies, local municipalities, fire marshals, other Authorities Having Jurisdiction (AHJs). This includes, but is not limited to:
Supervising facility Managers in maintaining all relevant documentation utilizing HCA Healthcare Engineering technology platforms to comply with all regulatory bodies
Directing and /or coordinating Life Safety systems maintenance, testing, and inspection with facility teams
Participating in the evaluation of emergency preparedness drills
Creation and maintenance of hospital policies and emergency management plans
Ensuring Life Safety plans are accurate and up-to-date
Participation in the Environment of Care Committee
Risk mitigation by overseeing the implementation of ILSM and ICRA
Project Management: Responsible for coordinating construction and renovation projects with minimal impact to facility operations by:
Reviewing drawings and submittals, timelines, and budgets
Serving as liaison between Shared Service Directors and or Facility Managers, architect, engineer, and contractor
Managing risk associated with construction in a functioning healthcare environment
Monitoring budgets, schedules, and pay applications of projects, and take corrective action, as necessary
Verifying work performed complies with all federal and state regulations
Ensuring all equipment and systems meet the HCA Healthcare Engineering MEP guidelines, and are installed per manufacturer recommendations
Shared Service Coordination:
Coordinate completion of construction activities as well as corrective maintenance with Shared Service Directors and or Facility Managers as applicable.
Manage workloads for construction activities in coordination with the Shared Service Directors and or Facility Managers
Leveraging HCA Healthcare’s economy of scale by engaging with partner vendors, bulk-purchasing opportunities, as well as sharing of best practices within the organization.
What qualifications you will need:
Option 1:
Four year (Bachelor) degree in engineering related field
Facility Management department experience in an acute care setting: 7 years in a leadership role of which at least 3 years are as a director
Master Degree, PE, CHFM or CHE are a plus
Option 2:
Two year (Associates) degree in engineering-related field
Facility Management department experience in an acute care setting: 10 years in a leadership role of which at least 5 years are as a director
Must have CHFM certification or obtain within 3 years
Option 3 :
No degree
Facility Management department experience in an acute care setting: 15 years in a leadership role of which at least 7 years are as a director
Must have CHFM certification or obtain within 3 years
