Responsible for assisting with operational maintenance, troubleshooting, diagnostics, housekeeping, and repairs on commercial/industrial buildings, industrial systems, grounds, and maintenance equipment for assigned properties/facilities

ESSENTIAL FUNCTIONS & RESPONSIBILITIES:
This position requires building system repair & mechanical troubleshooting skills
Assist with troubleshooting and repairs of buildings and installed systems, including packaging and handling machinery, large air compressors, plumbing systems, kitchen equipment, roofs, drains, shop equipment, grounds equipment, and HVAC systems, among others
Assist with installation and modification of building equipment and systems
Ability to review, create, and maintain assigned work orders with associated paperwork within a digital computerized maintenance management system
Replace and repair building finishes such as ceiling tiles, door hardware, wallpaper, and can paint walls, piping, floors, and equipment
Perform carpentry and snow removal when necessary
Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions and perform both reactive & preventative maintenance
Maintain and operate fire and life safety systems such as fire alarm systems, fire pumps, and related fire protection system equipment
Possess competent knowledge of the use and care of tools and equipment used in facility and grounds maintenance
Identify and work with potential outside contractors/vendors from sourcing to quotation to job completion
Respond immediately to emergencies and customer service requests as assigned
Work out of your service vehicle and drive up to 200 miles daily. If additional driving is required, be willing to stay overnight if necessary. (The company will cover all travel expenses).
Ability to use smartphones, tablets, computers, web-based applications, building automation systems, etc.
Comply with all applicable codes, regulations, governmental agency, and company directives as related to building operations and practice safe work habits
Complete all required safety training as scheduled monthly/annually
Comply with company dress code while working and maintain a neat and clean appearance while on the property at times other than working hours
EXPERIENCE & EDUCATION REQUIREMENTS:
Technical, vocational, or on-the-job training in at least one of the following areas: HVAC, electrical, mechanical, building construction, or plumbing
5+ years of related experience in a property maintenance setting
Possess and maintain a valid driver's license (commercial license may be required) and good driving record with periodic checks
Basic computing skills in Outlook, Excel, and Word
High school diploma or GED equivalent
KEY COMPETENCIES:
Technical proficiency with HVAC, mechanical, electrical, and plumbing
Technical proficiency and comfort with troubleshooting various mechanical systems
Flexibility to provide critical services as needed
Ability to multi-task and prioritize work requests received
Sense of urgency & personal initiative to succeed
WORK ENVIRONMENT:
This maintenance job operates in a professional office environment and industrial/warehouse-type environments indoors and outside. This role routinely uses maintenance tools and standard office equipment such as computers, phones, and printers.
Maybe only maintenance staff members are on duty during specific shifts; they may be required to work extended periods without relief when responding to priority/emergencies (including overtime-type assignments); they may require shift work and stand-by on-call duties.
PHYSICAL DEMANDS:
The physical demands described here represent those that an employee must meet to perform the essential functions of this job successfully. While performing the duties of this job, the employee is regularly required to utilize ladders and other lifting equipment to work at heights part of the time, perform work outside year-round, communicate with others and exchange accurate information, operate a computer and other office productivity machinery, move about the workplace, remain in a stationary position for less than 10% of the time, easily lift 50lbs., and extend hands and arms in any direction.
