The new Terminal A at Newark Liberty International Airport (EWR) is a modern, state-of-the art terminal which opened to commercial passenger traffic on Jan 12, 2023. Munich Airport NJ LLC is a US-based subsidiary of the German Airport Operator Munich Airport. Munich Airport NJ LLC is responsible for the operations, maintenance, and concession management of the recently opened New Terminal A at Newark Liberty International Airport (EWR)!  We are looking for an experienced and creative; 

Maximo and FM Systems Software Manager

to join our team as soon as possible. Reporting to the VP of Engineering and Facilities Management, the Maximo and FM Systems Planning Manager supports and oversees the planning and prioritization of maintenance activities for all assets/equipment and systems in Terminal A through our Maximo EAM, SCADA, and other FM information systems. You will also oversee the creation, revision, and implementation of Standard Operating Procedures (SOPs) work instructions and produce reports and KPIs related to facility operation. 

Your Future Responsibilities

  • Establish a comprehensive understanding of Maximo Asset Management software and utilize it as the foundation for all asset management and maintenance activities

  • Recognized as a Business Analyst, responsible for all business enhancements to any application used by the Facilities Management department

  • Responsible for administrating and integrating all FM IT/Application Systems (GE Cimplicity SCADA, Knaq, Alerton BMS, TKE IGMS, etc)

  • Ensure that all FM applications are used as per the intended use case

  • Plans, sets, configures, customizes, and maintains the Maximo system, operations for use by desktop users, as well as the Interpro Maximo mobile platform (EzMaxRequest)

  • Ensures accurate and detailed information for all assets are recorded and maintained within the system and asset hierarchy requirements are met

  • Implements predictive (condition-based) maintenance based on Maximo analytics and performance monitoring capabilities

  • Implement performance management tracking via service level agreements (SLA) and key performance indicators (KPI)

  • Analyzes, reviews, and reports consolidated maintenance and asset management of project-level data, benchmarks, key performance indicators (KPIs), and trends to provide reports

  • Implements, monitors, and updates workflow management within Maximo, and inventory of spare parts in Maximo

  • Liaise with IT Dept regarding Maximo ICT and other FM systems requirements (servers, network, integration)

  • Liaise with subcontractors’ key personnel to use the system efficiently

  • Define business rules for procedures for moving assets, adding assets, and disposing of assets

  • Create a dashboard view of system performance, work order process, work order status, etc.

  • Coordinate with Contracts Facilities Manager and Terminal Operations Manager to ensure correct preventive/corrective maintenance schedules

  • Support and maintain Maximo EAM System reports; run queries and create ad-hoc reports, including budgeting and accounting requirements

  • Establish meters and metrics for asset performance, maintain historical records and data to support strategic preventive/predictive maintenance tasks and proactive root cause analysis

  • Analyze equipment effectiveness data and develop improvement plans based on the data

  • Analyze trend data to identify opportunities for improvement in practices and the Maximo application

  • Manage & train in-house/outsourced staff on using Maximo and the mobile platform and assist in any training efforts related to each other applications

  • Set and oversee a strategic roadmap for each application, including a five-year roadmap

  • Oversee and coordinate any application patches, hotfixes, and upgrades

    Your Education & Training

  • Bachelor’s degree in engineering, architecture, construction management, computer science, information systems, business administration, statistics or a related field or a combination of relevant experience, education and training that equates to the required degree

  • At least five years’ experience in Maximo as a user, maintenance manager, implementer, or other relevant capacity is required 

    Your Skills & Experience

  • Strong experience with software databases, maintenance processes and facilities maintenance software application environments

  • Advanced computer skills (Excel, Data Analysis, SQL).

  • Knowledge of PowerBI is a plus

  • Strong communication and presentation skills (verbal and written), able to convey information and communicate with high-level management

  • Ability to establish good interpersonal relationships in a multidisciplinary environment and the context of customer service
