TITLE: Sr. Associate, Development and Acquisition TeamDUTIES: Support the firm's acquisitions, asset management, and capital raising efforts. Will work with senior management to source, underwrite, and manage new real estate investments, whileassisting in other areas of the firm as necessary. Specifically, s/he will be responsible for the following professional duties:•Support the development and execution of the company’s investment strategies.•Oversee the due diligence/underwriting process on potential new investments.•Prepare Investment Committee Memorandums describing potential new investments and participate in the presentations to the Investment Committee.•Develop and maintain financial models.•Prepare financial analyses of various investment decisions, such as learning, financing and buy/sell decisions.•Prepare and effectively analyze market data/research.•Support the execution of business plans for new investments.•Review property reports and track operating performance relative to pro forma, forecasts, asset strategies, and investment targets, and prepare summaries and present results.•Review financials for factual accuracy and consistency.•Assist with capital raising presentations and other investor relations requests.•Assist with drafting and review of legal documentation.REQUIREMENTS: Bachelor’s degree in Finance, Mathematics, Engineering (any) or related quantitative field and 2 years of experience in the job or related position. Prior experience to include:•Assisting in construction and development projects, including timeline, resources and budget oversight.•Financial modeling and analysis leveraging ARGUS and Excel.•Advanced financial modeling, including financial analysis, modeling, and valuation.•Financial and valuation software including Excel and Argus.•Working with real estate terms and concepts such as net leases, gross leases, contracts, rents, percentage rents, operating expenses, capital expenditures, recovery of expenses, and property types.•Using finance concepts such as NOI returns, cash flow returns, internal rate of return, present value/discounted cash flow, and capital markets.•Performing market research, which entails up to 10% domestic travel.SALARY: $115,000- $150,000 per yearLOCATION: New York, NY & 10% Domestic TravelHOURS: 40 Hours per week, from 9am-5pmAny applicant who is interested in this position, send resume and reference Job Code 7601369, to Katie Conover, SVP, Accounting at Katie.Conover@artemisrep.com
