Job Description
The New York City Housing Authority (NYCHA) is the nation’s largest public housing authority, with an operating budget of $3.3 billion and approximately 10,600 employees who manage and maintain 325 developments that house over 400,000 residents. NYCHA is seeking a highly- qualified and dynamic leader to serve as a Director in the Office of Maximo and Asset Management.
Position Summary
NYCHA’s Office of Maximo and Asset Management (OMAM) seeks a motivated professional to serve as Director of Field Operations, reporting to the Senior Director, with latitude for independent decision making and actions, to provide senior level management and support for managing the day-to-day operations. This would include advising on proactive strategies, goal setting, operational planning, and monitoring the Department’s performance. The successful candidate will oversee efforts to streamline the Department’s project portfolio and delivery, partner with business department leads on IT-dependent programs, coordinate/follow up on requests, and act as a primary representative to engage with and respond to the needs of Executive leadership.
Responsibilities include but are not limited to the following:
Represent the Senior Director at meetings and events.
Serve as departments expert on all aspects of maintenance and repair operations.
Monitor usage of existing Maximo features and functionality.
Identify Key staff in Operation’s units that can be designated as “Super Users” and increase their Maximo knowledge base.
Visit Borough Offices and Developments, interact with staff and solicit feedback on issues related to Maximo and iWM.
Assist in developing trainings for front line staff where there are significant changes to Maximo functionality.
Participate in user acceptance testing (UAT) to ensure the updates/changes meet the business’ needs without negative consequences to other users.
Research issues, prepare briefings, participate in working groups, committees, and special projects.
Identify and analyze trends to bring potential issues or problems to light and propose possible resolutions to issues and challenges to the Senior Director and leadership team.
Create presentations through research, analysis, site visits and information gathering.
Provide training and guidance to staff; review statistical reports; make recommendations for improving operations.
Manage initiatives that require cross-disciplinary implementation amongst multiple departments and levels.
Additional Information
Due to the existence of a civil service list, candidates must have permanent civil service status in the title of Administrative Housing Superintendent to be considered.
Candidates with permanent civil service status in the title of Administrative Housing Manager will be considered.
Employees serving in the title of or who meet the qualification requirements for Administrative Supervisor of Building Maintenance will also be considered.
INTERAGENCY TRANSFERS INTO NYCHA OF THOSE PERMANENT IN TITLE ARE NOT PERMITTED IN THE FACE OF AN ACTIVE AND VIABLE NYCHA PROMOTION LIST OR
PREFERRED IS FOR THE SAME TITLE.

Notes:
This position requires working at Central Office location as well as field work.
Candidate may be required to work before or after normal working hours and some weekends.
This position requires possession of a motor vehicle driver's license valid in the State of New York. This license must be maintained for duration of employment.

Qualifications
- A four year high school diploma or its educational equivalent, plus eight years of supervisory experience in the operation, repair and maintenance of large tenanted buildings; four years of which must have been in responsible charge of properties
having not less than seven maintenance and operations employees and at least 18 months of which must have been in an administrative capacity; or
- Education and/or experience which is equivalent to "1" above. However, all candidates must have at least four years of experience in responsible charge of properties having not less than seven maintenance and operations employees, at least 18 months of which must have in an administrative capacity.
