Job Description

  1. Oversee daily operations in support of property maintenance and repairs to include a variety of work in regard to heating and elevator operations, and work related to all aspects of building systems and grounds at developments.

  2. Work in support of Executive initiatives which requires significant experience in mechanical and electrical systems.

  3. Monitor inventory supply and arrange for replenishment as needed.

  4. Conduct field inspections, survey job request and report findings.

  5. Monitor work orders in Maximo and deployment of staff to address work.

  6. Oversee a variety of work and coordination of vendor and staff in regard to building electrical and mechanical systems.

  7. Other work in support of Technical Resources as prescribed and in relation to a variety of skilled trades work.

  8. Work directly with skilled trades staff to support and facilitate work.

Note: Due to the existence of a civil service list, candidates must have permanent civil service status in the title of Assistant Resident Building Superintendent to be considered.

Qualifications

  1. One year of permanent service in the title of Supervisor of Housing Caretakers, Heating Plant Technician (Housing Authority), Maintenance Worker or Supervising Housing Groundskeeper; or

  2. A four year high school diploma or its educational equivalent, plus four years of experience in the operation, repair and maintenance of large tenanted buildings, two years of which must have been in a supervisory capacity over at least two employees. Higher education may be substituted for up to two years of this experience on the basis of 30 semester credits from an accredited college for each year of experience. However, all candidates must have at least two years of experience supervising at least two maintenance employees.
