Job Overview:

Leads all HVAC work performed and shall meet or exceed codes and/or standards for the industry and manufacturers specifications must be met. Normally acceptable methods for installation, repair and maintenance of equipment, appliances, and/or systems shall be evident at all times. The Plant Operations department maintains the physical environment of the hospital buildings and grounds, and provides related services to support each HCA facility in reaching its commitment to the care and improvement of human life.

Qualifications:

Required:

  • High School Diploma or Equivalent

  • Valid New Jersey Driver License;

  • Certificate in HVAC&;R preferred; Refrigerant Transition &; Recovery Certification (Type II, III or Universal).

Certifications:

  • Valid New Jersey Driver License;

  • Certificate in HVAC&;R preferred; Refrigerant Transition &; Recovery Certification (Type II, III or Universal).

Essential Functions:

  • Responsibilities include but are not limited to

  • Performs skilled tasks such as repairs and adjustments necessary for proper operation of mechanical, electrical, H.V.A.C., and plumbing but not limited to the following and in the priority instructed by supervision. Problems in completing the assigned work will be reported to Operation Manager immediately.

  • A. Maintains H.V.A.C. and refrigeration systems in a safe and efficient manner.

  • B. Extensive knowledge of all types of A/C and refrigeration wiring and piping systems.

  • C. Maintains a constant log of water treatment procedures as required.

  • D. Capable of rebuilding pumps, compressors, bearing assemblies, etc., related to H.V.A.C. equipment.

  • E. Assigns and oversees Work Orders and Preventive Maintenance tickets. Ensures completed tickets are Closed. Performs all service work as mandated under appropriate Federal/State and other regulatory agencies. Maintains refrigerant recovery logs and purchases as per EPA regulations. Responds immediately to alarms throughout the facility. Performs preventive maintenance on a variety of equipment according to established procedures; inspects, calibrates, adjusts, lubricates, replaces filters and repairs and replaces components. Knowledgeable in the operation of computerized systems and associated equipment and is capable of making necessary adjustments.

  • Ability to drive all types of automobiles/trucks/vans including 4 wheel drive, automatic and manual transmission.

  • All ladders, scaffolds, and other types of personnel lifting devices are utilized in conjunction with proper safety equipment at all times. Any breakdowns in equipment are reported to supervision immediately for maintenance attention. All hand and power tools are utilized in conjunction with proper safety equipment at all times. Any breakdowns in equipment are reported to Operations Manager immediately for maintenance attention. All tools are cleaned and returned to their proper storage place after each use.

  • Employee begins assigned work within a reasonable amount of time after instructed by Operations Manager. Upon completion of assigned work, the employee contacts Operations Manager for additional work. All engineering overtime logs and work requests are completed in full including work performed, materials used, department for, date and time prior to the end of the scheduled shift.

  • Operates chillers, fans, pumps, heat exchangers and all other equipment necessary to provide heating, ventilation and air conditioning to the facility.

  • Installs maintains and repairs equipment such as but not limited to pumps, valves, radiators, fans, motors, heaters, condensate tanks, pneumatic controls, thermostats, fan coil units, refrigeration units and window AC units.

  • Installs maintains and repairs steam, hot water, and chilled water piping, control and stop valves, and all related equipment.

  • Performs scheduled rounds in order to inspect and verify proper operation of all HVAC equipment.

  • Performs filter changes in air handling units, fan coil units and window units as per schedule and/or as needed

  • Monitors and inspects work to ensure compliance with applicable codes and regulations.

  • Follows established departmental policies and procedures, objectives, quality assurance program, safety, environmental and infection control standards.

  • Performs scheduled preventative maintenance tasks as required.
