Summary

The Facility Assessment Specialist will assist Kraus-Anderson’s (KA) efforts in completing facility condition assessments, site walkthroughs, deferred maintenance planning, deferred maintenance estimating, project estimating, business development and ensuring compliance with all KA quality and safety standards.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

  • Inspects facility systems and materials including but not limited to; site conditions, building structure, exterior envelope, interior finishes, fire protection, mechanical, electrical, plumbing, conveyance, technology, various building infrastructure and systems.

  • Creates detail maintenance reports to assist owner in long term facility planning.

  • Estimates costs and prioritize for repair, replacement, and maintenance of building systems.

  • Assists project team in facility master planning and budgeting to help identify facility needs beyond building repairs and maintenance versa building replacement.

  • Builds and maintains a relationship with the client and review any deliverables from project team before distributing to the client.

  • Communicates to the facility assessment manager and/or director, on future client and prospect consulting, service, or project opportunities.

  • Ensure deadlines are met and work assignments are completed on time.

  • Ensure that all duties follow KA’s quality and safety standards.

  • Performs other duties as assigned.

Required Knowledge, Skills and Abilities:

  • 6+ years of relevant experience.

  • Engineering, Architectural, or Construction Management background, familiar with the construction and operation of a facility and its associated property and grounds (inclusive of understanding of Mechanical, Electrical and Plumbing (MEP) systems, exterior envelop, interior construction, building structure systems, etc.)

  • Demonstrated computer proficiency (MS Office – Word, Excel and Outlook)

  • Business development skills to support and grow this business effort.

  • Excellent verbal and written communication skills, including ability to effectively communicate with internal and external customers.

  • Ability to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary customer service.

  • Ability to use time productively, maximize efficiency and meet challenging work goals.

  • Ability to maintain compliance with all company policies and procedures.

  • Ability to possess and maintain exceptional work ethic as well as uphold company values and demand the highest standard of conduct from self and others.

Preferred Knowledge, Skills and Abilities

  • Associates degree in a related field.

  • Experience in architecture, construction management, building operations, or engineering.

  • Association with Building Owners and Managers Association (BOMA), International Facility Management Association (IFMA) or American Society of Heating, Refrigerating and Air-Conditioning Engineers (ASHRAE) trade organizations.

Other:

  • Valid Driver's License, ability to maintain a satisfactory Motor Vehicle Record, and adhere to KA’s Motor Vehicle Policy

  • Travel within the Twin Cities metro and surrounding areas will be required on a regular basis. Additional travel, including overnight), will be up to 25% of the time.

For Field/Jobsite Requirements:

  • Frequently sits, stands and talks.

  • Clearly communicate information (both written and verbal) to colleagues and key stakeholders.

  • Stand and/or sit in a stationary position for extended periods of time; 50%+ Use a computer/laptop/iPad in open office environment with natural and/or florescent lighting.

  • Navigate between office building floors, and attend off-site meetings/site visits.

  • Site visits will require covering sites of nearly 400K SF per day 3-4 Miles per day.

  • Occasionally lifts and/or moves up to 50 pounds.

  • Vision abilities require close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

  • Must work and climb on a jobsite to review or inspect work progress.

Ability to maneuver on ladders and scaffolding, walk through sand or mud, climb on and around vehicles and construction equipment.
