We are seeking a Maintenance Superintendent to oversee the maintenance operations for two properties in Lynn, MA totaling 130 units of senior housing. You will supervise a maintenance technician, a part-time cleaner, and two live-in staff who handle minor issues during off-hours. Your duties and responsibilities will include:

· Overseeing and participating in completing daily work orders, unit turnovers, and preventative maintenance.

· Supervising, training, and motivating staff to ensure proper completion and clean-up of all work performed at the properties.

· Coordinating on-call responsibilities and scheduling.

· Preparing buildings for inspections and maintaining compliance with city, state, and federal certifications.

· Developing and implementing long and short-term maintenance plans and site policies.

· Maintaining inventory of all equipment and parts

· Contracting and overseeing work of outside vendors/contractors.

· Updating records and reports related to maintenance activities.

The work hours are Monday-Friday 8:00-4:00 with on-call duties shared on rotation.

We are looking for someone with excellent communication skills and a strong customer service philosophy.

· Knowledge of plumbing, electrical, appliance repair, carpentry, janitorial, and HVAC is required.

· Prior experience supervising a team of maintenance professionals is required.

· This position includes participation in the emergency on-call service rotation and some snow removal.

· A valid Driver’s License with access to a vehicle is required.

· Experience with Microsoft Office (Word, Excel, Outlook) is required; experience with Yardi would be a plus.
