University of Louisville Director, Housing Operations - Student Housing in Louisville, Kentucky

Minimum Requirements:Bachelor's Degree and eight (8) years of related experience or the equivalent combination of education and experience. Grade 9 (Salaried)Position Description:The University of Louisville’s Director of Operations for University Housing and Residence Experience (UHRE) is responsible for the tactical leadership of a highly complex, non-funded, auxiliary housing system featuring 16+ properties and over 6,000 bed spaces. The Director of Operations is charged with delivering outstanding customer service to UofL students and seasonal guests via the development and implementation of seamless business and technical processes across a $100 million dollar housing portfolio consisting of university-owned, Foundation-owned, Master Leased, and public-private-partnership (P3) properties - making it one of the most highly diversified portfolios in the Campus Housing industry. This position directs a workforce of 50+ and directly supervises four functional subunit managers (Housing Facilities, Occupancy, Marketing, and Summer Conferences). The Director of Operations also serves as a member of the UHRE Leadership team and participates on leadership committees within Student Affairs and the larger campus community. They serve as the 3rd in line of authority for all UHRE.Essential Duties and Responsibilities:Direct the activities of the four functional areas listed below to ensure the successful execution of UHRE’s mission in alignment with university, divisional, and departmental strategic objectives. Span of control includes three full-time exempt and seven full-time non-exempt staff members supported by 40 part-time student employees (a total headcount of 50+) and an annual operating budget of $1M.Occupancy Management and Business Operations (Assignments and Billing)Lead a team of three full-time professional non-exempt staff in this subunit.Monitor industry enrollment trends and apply predictive analytics to establish optimal availability configurations for 4,000+ bedspaces generating over $28M in annual revenue.Collaborate with other senior-level decision makers across university business units and departments to ensure that UHRE’s bedspace capacity meets local market demands.Make decisions about which prospective student and stakeholder groups to prioritize for bedspace reservation based on local, state, federal, industry, and NCAA policies and guidelines.Determine and manage the operational lifecycle for all occupancy-related business including but not limited to housing selection, room assignments and changes, opening and closing of halls, early arrivals, and late housing extensions.Create, update, and enforce all residential license agreements, occupancy, and billing-related policies and procedures.Marketing, Communications, and Customer ServiceLead a team of one full-time professional exempt and two full-time professional non-exempt staff in this subunit.Partner with other senior-level decision makers across university business units and departments to direct the integration of UHRE marketing strategies with those of the larger institution.Ensure that UHRE communications follow all applicable regulations (ADA, FERPA, etc.) and remain aligned with UofL brand standards.Ensure that customer service standards are upheld in alignment with URHE Core Values.Housing FacilitiesServe as contract administrator for the privatized custodial services.Lead a team of an Associate Director, Assistant Director, and 4 Technicians along with embedded student facility assistants in every residence hall maintained by Plant or UHRE.Direct the day-to-day execution of work orders issued and ensure compliance with completion in a timely fashion.Determine the budget and allocate funds for the maintenance needs of all halls.Summer Camps and ConferencesLead a team of one full-time professional exempt and one full-time professional non-exempt staff in this subunit.Provide strategic direction for the growth of UHRE’s summer camps and conferences program, which historically generates over $2M in revenue each season.Additional Responsibilities:Serve as an active and engaged member of UHRE’s senior leadership team.Collaborate with colleagues to identify and correct operational and administrative barriers to providing an outstanding resident experience.Create weekly, monthly, and annual reports on housing occupancy and other key performance metrics.Direct the department and campus-wide coordination of the annual fall move-in week.Act as the primary representative and interdepartmental liaison for UHRE in all areas that fall within the assigned scope of responsibility of the Director, Housing Operations.Represent the UHRE on behalf of the Executive Director in their absence as requested.Preferred Qualifications:10 years of Campus Housing experience, or the equivalent.Supervision of a multi-tiered level staff of both student workers and FTEs.Experience with StarRez Housing Software.Experience with construction or maintenance oversightCompensation will be commensurate to candidate experience.Equal Employment OpportunityThe University of Louisville is an equal opportunity, affirmative action employer, and is committed to providing employment opportunities to all qualified applicants without regard to race, sex, age, color, national origin, ethnicity, creed, religion, disability, genetic information, sexual orientation, gender, gender identity and expression, marital status, pregnancy, or veteran status.
