American Homes 4 Rent Revenue Manager in Las Vegas, Nevada

The Revenue Manager is responsible for managing home, submarket, and market pricing to optimize the balance between occupancy and rent, leading to profit maximization. Collaborates with the Regional Vice President (RVP), District Manager, and Leasing Manager on pricing strategy. Leverages the business intelligence platform to make data-driven decisions on everything that affects revenue and profitability, including renewal rates, lease expirations, lease terms, and enhancing capital expenditures. Actively participates in fully developing the pricing and revenue management platform at AMH, which includes constructing a proprietary dynamic pricing system.
Responsibilities:
Utilizes proprietary pricing tools and Tableau business intelligence software to manage pricing strategies, analyzes demand data, and uses feedback from key stakeholders to assess the need for pricing adjustments.
Interacts with key stakeholders across the marketing and leasing process, including attending and facilitating meetings. Shares knowledge and incorporate feedback into pricing workflows, strategies, and execution.
Manages crucial key performance indicators (KPIs) such as renewal and re-leasing spreads, days on market, and net absorption to achieve company directives.
Serves as the subject matter expert (SME) for analytical support, both internal and across other departments when it comes to top-line revenue.
Contribute to the continued development of AMH’s pricing and revenue management platform which includes the construction of proprietary software and/or processes aimed at enhancing our same home revenue and supporting our growth strategy.
Creates, evaluates, and disseminates reporting package that monitors leasing performance, inventory balances, pricing anomalies, and renewal performance in a way that provides value to senior leadership through recommendations.
Requirements:
Bachelor’s degree in Economics, Finance, Engineering, Statistics, Applied Mathematics, or other related field or equivalent experience required.
Two (2) years of direct Pricing/Revenue Management experience in one of the following industries (or related) required: single family rentals, multi-family rentals, airlines, hospitality, casinos, cruise lines, car rentals.
Experience administering professional pricing and revenue management software preferred.
Intermediate knowledge of Microsoft Office (Excel, Outlook, Word) required.
Basic knowledge of Tableau (or similar BI platform) preferred.
Excellent verbal and written communication, leadership, problem-solving and analytical skills.
Strong relationship management, negotiation, people management, employee development and conflict resolution skills.
