Acquisitions and Dispositions Analyst

The Acquisitions and Dispositions Analyst is responsible for identifying, underwriting, purchasing, and selling homes that meet the company’s criteria in our target markets. Ensures that a quality product is purchased to lease quickly at profitable rates in turn increasing the overall profitability of the company. From time to time the company will engage in disposition activity, with the Acquisition and Disposition Analyst evaluating, overseeing renovations, and selling properties. Interacts with real estate brokers, title/escrow companies and construction managers on a regular basis with a significant amount of travel to covered territories.

Responsibilities:

  • Discover and assess potential buying opportunities within a specific target market through online research.

  • Review title and property tax information to ascertain if the property aligns with our purchase criteria.

  • Develop and maintain relationships with various Brokers, Realtors, and Investors.

  • Determine transaction prices through the underwriting process using market value, rental comps, inspection information, and various other criteria.

  • Attend various auctions to bid/purchase on pre-selected homes.

  • Collaborate with the construction division, Asset Management, Property Management on various issues regarding the acquisition process.

  • Finalize property acquisitions in coordination with Asset Management, Realtors, Escrow, and Title companies.

  • Evaluate properties or review third party property inspection reports to estimate potential rehabilitation costs.

  • Record purchases and submit purchase reports and other important documents to Asset Management, Acquisitions, and construction departments.

    Requirements:

  • Bachelor’s degree AND two years (2) of real estate or property management experience required OR five (5) years of real estate or property management experience required.

  • At least two years of property valuation/appraisal experience required.

  • Current real estate or appraiser license preferred.

  • A valid driver’s license and capable of operating a motor vehicle.

  • Proficiency in MLS listings and Microsoft Excel required.

  • Experience with Yardi Voyager and CRM Dynamics is preferred.

  • Excellent communication, planning, people management, analysis, and organizing skills.

  • Strong leadership, negotiation, budgeting, and problem-solving skills.
