Job Overview:

The role of the Community Maintenance Technician is to assist and support the Community Manager such that the Management Company may fully support the Board and Community in executing its mission and vision. This role is an On-Site role with a primary focus on Community repair and maintenance needs, assistance to any vendors that are onsite and need it, and community trash-bin/waste station/other management, with a secondary focus on driving the community for violations, assisting Neighborhood Reps and Committees with their needs, and assisting onsite staff with additional needs.

Primary Responsibilities:

The job duties listed are typical examples of the work performed by positions in this job classification. Not all duties assigned to every position are included, nor is it expected that all positions will be assigned to every duty.

  • Maintains a safe and secure environment throughout the community.
  • Assesses repair needs and estimated time needed for repairs (including evaluating problems to determine whether professional assistance or further instruction is needed to complete task/repair).

  • Inspects community systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client.

  • Perform routine inspections and perform designated routine assigned tasks.

  • Ensures all safety precautions are followed while performing work.
  • Maintains working relationship with onsite staff and others.
  • Completes daily work orders as scheduled.
  • Maintains assigned equipment in good working condition.
  • Properly performs casual labor, such as lifting/moving heavy items as directed by supervisors and following appropriate safety procedures.
  • Follows safety procedures and maintains a safe work environment.
  • Responds and/or assist vendors that are onsite and needing help
  • Maintains all supplies needed or pertinent to his/her work and/or needs

Secondary Responsibilities:

#

  • Drive designated routes and/or areas to observe, record and report homeowner violations
  • Know and understand Management tools/software (Connect, Fusion, Smartwebs, etc.) to most effectively report violations
  • Constant coordination with onsite Management regarding any questions/issues about violations
  • At the Community Managers behest, assist the Neighborhood Reps and/or Committee members when designated
  • Assist onsite staff with their needs
  • Run any offsite errands as needed

General

  • Practice and adhere to FirstService Residential Global Service Standards.
  • Always conduct business with the highest standards of personal, professional and ethical conduct.
  • Perform or assist with any operations as required to maintain workflow and to meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional material and supplies.
  • May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain a specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.
  • Ensure all safety precautions are followed while performing the work.
  • Follow all policies and Standard Operating Procedures as instructed by Management.
  • Perform any range of special projects, tasks and other related duties as assigned.

  • Must be present at the building in full-time status (40 hours/week) and additional hours as needed.

Skills and Qualifications:

  • High school diploma or equivalency preferred and two years general experience in building trades, repair and maintenance work; or equivalent combination of education and experience.
  • Computer skills
  • Knowledge of iPhone and applications

Knowledge, Skills & Proficiencies:

  • Pool operations experience preferred, but not required. Training will be provided.

  • Drywall repair/replacement, taping and finishing

  • Recognize, document and report additional work needed when onsite

Tools and Equipment used:

General and light tools; cleaning equipment and cleaning agents; computer and peripherals; standard and customized software applications and tools, and usual office equipment.

Physical Requirements/Working Environment:

  • Ability to lift up to 50 lbs. following appropriate safety procedures.
  • Work in an upright standing position for long periods of time; be able to reach overhead; have full range of mobility in upper and lower body.
  • Be able to work in various positions, including, but not limited to stooping, standing, bending over, sitting, kneeling and squatting for extended periods of time, climbing stairs, navigating the property/building quickly and easily as required to meet the job functions.
  • Climb ladders and work at heights above ground level (maximum 14 ft on A-frames and 21 ft on extension ladders)
  • Ability to work in different environmental working conditions (e.g. heat, cold, wind, rain, humidity)
  • Repeat various motions with the wrists, hands and fingers.
  • Be able to lift, pull and push materials and equipment up to 50 lbs. occasionally to complete assigned job tasks.
  • Work through extended periods of strenuous snow removal activity – winter weather, use of a snow blower, shoveling
  • In the event job duties include operating a motor vehicle the associate must possess a valid driver’s license and must not have a record of a revoked or suspended license

Salary:

$25.00 - $28.00/ hourly
