About the Role:
As an Associate Real Estate Manager at CBRE Group in Houston, TX, you will lead different aspects of a diverse property portfolio. This includes commercial, industrial, and retail properties. Your role is crucial for our ambitious growth and success, as you will manage our properties, provide exceptional service, and maintain industry standards.
What You’ll Do:
Respond to tenant needs using independent discretion, ensuring that administrative and building technical staff resolve problems promptly. Strictly adhere to policies, procedures, regulations, and contractual obligations.
Conduct regular property inspections. Recommend or approve necessary alterations, maintenance, and reconditioning. Supervise vendor services to ensure compliance with standards.
Manage accurate payment of vendor invoices and tenant billings, strictly following CBRE policies and the management agreement.
Market properties at the owner's discretion, show spaces to potential tenants, and coordinate tenant move-ins and move-outs.
Act as the key contact with property owners, ensuring objectives are met and delivering timely, accurate, and complete reports.
Develop and control annual budgets for operating and capital expenses. Prepare monthly performance reports, explaining variances.
Collect rent and pay expenses according to lease terms. Address tenant delinquencies and coordinate legal actions as necessary.
Foster business relationships through active participation in professional, industry, trade, and civic organizations.
Complete duties as part of the Real Estate Manager role in their absence, applying general knowledge of standard principles and solving routine problems.
Lead by example, modeling behaviors consistent with CBRE RISE values, and impact the quality of work for the team.
What You’ll Need:
Bachelor's Degree preferred with 2-5 years of relevant experience. A combination of experience and education may be considered.
Real Estate license if required by the state.
Proven ability to solve slightly complex problems using existing procedures and standards.
Strong technical experience to analyze possible solutions and apply appropriate judgment.
In-depth knowledge of Microsoft Office products such as Word, Excel, and Outlook.
Outstanding organizational skills with a curious approach.
