JOB SUMMARY

The Facilities and Equipment Manager at Ohserase Manufacturing LLC is responsible for overseeing all maintenance operations, ensuring the safety, reliability, and efficiency of equipment, machinery, and facility systems. This role involves implementing preventive maintenance programs, managing repairs, and ensuring compliance with safety and regulatory standards. The manager will lead a team of technician staff, maintain an organized parts inventory system, and control maintenance budgets. Collaboration with internal departments and external vendors is essential to support operational goals and minimize equipment downtime. Strong leadership, problem-solving, and organizational skills are required to drive continuous improvement and maintain high-quality facility operations.

KEY RESPONSIBILITIES

Maintenance Management & Equipment Reliability (40%)

  • Develop and implement a comprehensive preventive and predictive maintenance program.

  • Monitor and troubleshoot equipment failures, ensuring timely repairs to minimize downtime.

  • Ensure all machinery, tools, and systems operate safely, efficiently, and in compliance with regulations.

  • Oversee facility infrastructure, including HVAC, plumbing, electrical, and mechanical systems.

  • Establish and maintain accurate maintenance records, work orders, and equipment histories.

  • Continuously assess maintenance processes to identify cost-saving and efficiency-improving opportunities.

    Team Leadership & Workforce Development (25%)

  • Manage, train, and mentor Technicians to ensure skill development and high performance.

  • Assign work orders, oversee task execution, and track completion to meet operational goals.

  • Foster a culture of safety, accountability, and continuous improvement within the team.

  • Conduct performance evaluations, provide constructive feedback, and implement corrective actions when necessary.

  • Ensure adequate staffing levels, including hiring and succession planning for key technician roles.

  • Promote teamwork and collaboration between technician, production, and quality control teams.

    Safety, Compliance, and Regulatory Adherence (20%)

  • Ensure all maintenance activities comply with OSHA, environmental, and industry-specific safety regulations.

  • Implement and enforce safety protocols to protect employees, equipment, and the facility.

  • Maintain detailed safety records, audits, and reports to document compliance and corrective actions.

  • Conduct regular safety training and ensure technician personnel follow established procedures.

  • Coordinate with third-party inspectors, auditors, and regulatory agencies to maintain compliance.

  • Identify and address potential facility hazards before they become critical safety concerns.

    Budget & Inventory Control (15%)

  • Develop and manage the maintenance budget, ensuring cost-effective solutions without compromising safety.

  • Maintain an organized parts and supplies inventory system to ensure quick access to essential components.

  • Source, negotiate, and manage relationships with vendors and service providers for maintenance needs.

  • Track and analyze maintenance expenditures to identify opportunities for cost savings and process efficiencies.

  • Forecast equipment lifecycle costs and plan for necessary capital investments or replacements.

  • Ensure all purchases comply with company procurement policies and budget constraints.

    QUALIFICATIONS

  • Bachelor's degree in Mechanical Engineering, Electrical Engineering, Industrial Technology, or a related field (or equivalent work experience).

  • Minimum of 5 years in maintenance management or a similar role, preferably in manufacturing or industrial facilities.

  • Strong understanding of mechanical, electrical, plumbing, HVAC, and facility systems, as well as predictive and preventive maintenance strategies.

  • Proven ability to lead, train, and develop a maintenance team while fostering a culture of safety and accountability.

  • Knowledge of OSHA and other safety and environmental regulations, with experience implementing and enforcing compliance measures.

  • Strong analytical skills to diagnose equipment failures and implement effective solutions to minimize downtime.

  • Ability to prioritize tasks, manage multiple maintenance projects, and ensure timely completion of work.

  • Excellent verbal and written communication skills to interact effectively with internal teams, vendors, and external service providers.

  • Experience managing maintenance budgets, controlling expenses, and implementing cost-saving initiatives.

  • Ability to oversee parts and equipment inventory, negotiate with vendors, and ensure cost-effective purchasing.

  • Familiarity with maintenance management software (e.g., CMMS systems) for tracking work orders and scheduling maintenance.

  • Ability to work in a fast-paced environment, respond to changing priorities, and continuously seek improvements in maintenance processes.

    PHYSCAL REEQUIREMENTS

  • Ability to stand, walk, bend, and move around the facility for extended periods.

  • Must be able to lift, carry, and move objects weighing up to 50 pounds.

  • Requires frequent use of hands and fingers for handling tools, equipment, and small components.

  • Ability to climb ladders, stairs, and work at heights when inspecting or repairing equipment.

  • Good vision (including color vision) for reading schematics, inspecting equipment, and operating machinery.

  • Ability to hear alarms, equipment malfunctions, and verbal instructions in a noisy environment.

  • Exposure to varying temperatures, dust, noise, fumes, and industrial chemicals in a manufacturing setting.

  • Ability to work in physically demanding conditions, including crouching, kneeling, and reaching in tight spaces.

  • Must be able to operate power tools, machinery, and diagnostic equipment with precision.

  • Must be able to react quickly in case of equipment failures or safety incidents.
