Maintenance Supervisor

Classification Summary:

The Maintenance Supervisor oversees maintenance operations to ensure efficient and reliable service delivery. This role involves supervising maintenance staff, coordinating with contractors, and performing advanced repairs and preventative maintenance on various systems, particularly HVAC. The Maintenance Supervisor ensures compliance with safety guidelines and maintains the proper functioning of the maintenance department. Strong communication skills are essential for this role to convey instructions clearly, provide feedback, report on maintenance activities, and foster a collaborative work environment.

Minimum Education and/or Training and Experience:

High School diploma or equivalent.

Minimum of four years proven experience in a senior maintenance technician role, with a strong background in HVAC systems.

Preferred Education and/or Training and Experience:

Supervisory experience.

Licensing Requirements: Valid Drivers License and Universal EPA/HVAC/HVACR certification required.

Boiler Operator Certification and Building Maintenance Certification preferred.

Classification Duties:

Supervise, assign work orders, and direct daily tasks to maintenance staff; monitor productivity and quality of work to ensure timely completion of assignments; and develop work schedules, authorize leave requests and schedule adjustments, and approve timesheets for maintenance staff. Serve as supervisor to custodial and administrative support staff in the Directors absence. (C4)

Serve as the point of contact between maintenance staff and the Director, providing performance feedback, and resolve disputes and assist the Director with disciplinary actions as needed. (C4)

Ensure staff is up-to-date with current maintenance practices and technologies, and oversee the training and development of maintenance staff. (C4)

Develop and maintain positive relationships with outside vendors, suppliers, and contractors; coordinate and supervise work performed by contractors; and, serve as a liaison to department management and external parties. (B2)

Ensure compliance with all College and relevant governmental safety guidelines; implement and monitor safety protocols for maintenance staff and contractors; and, conduct regular safety inspections and training sessions. (C4)

Conduct assessments and provide expert advice. As needed, perform advanced repairs and maintenance of HVAC systems, boilers, and mechanical equipment in campus buildings. (B2)

Administer the preventive maintenance software program, the maintenance work order and ticketing system, and the utility management software program. (B2)

Supervise, inspect, and document filter maintenance and replacement for all rooftop units, ground units, and mini-split HVAC equipment; clean cooling coils regularly/seasonally; manage the operation of all HVAC air handlers; and, manage residential AC units and interior furnaces for Viking Woods student apartments and clubhouse as directed or needed. (B2)

Research and order equipment, parts, tools, and supplies; facilitate payment for maintenance orders to proper billing accounts. (B2)

Perform inclement weather duties including snow plowing, sleet, ice removal, and chemical application to parking lots and sidewalks, as needed. (A1)

Advanced knowledge of hand and power tools

Extensive knowledge of plumbing

Extensive knowledge of carpentry principles

Advanced knowledge of Life Safety Fire Alarm System and Life Safety Fire Prevention and Awareness

Understanding of mechanical and engine components

Technical understanding of locking systems

Technical knowledge regarding door hardware installation

Moderate knowledge of painting

Applicable computers and software

Complete understanding, navigation, and monitoring of a current software program consisting of: repairs and maintenance and preventative maintenance.

Skills:

Operating computers and software

Performing general labor and maintenance in assigned area of responsibility

Operating applicable tools, equipment, and machinery

Reading and comprehending manuals, specifications, drawings, and blueprints

Utilizing communication and interpersonal skills as applied to interaction with administrators, director, coworkers, departments, general public, and others sufficient to exchange or convey information

Knowledge and ability to generate and navigate Microsoft word documents and Excel spreadsheets

Wage/Salary: $46,550
