+-----------------------------------------------------------------------+ | JOB DESCRIPTION: | +-----------------------------------------------------------------------+ | The Maintenance Foreman is responsible for planning and scheduling | | daily and weekly maintenance activities for the general mechanics and | | assigned trades within the Facilities Maintenance Department in | | coordination with the Work Management Program, and assigns work to | | Maintenance Technicians. The Foreman also assists in developing, | | implementing, and monitoring preventive maintenance programs for | | mechanical systems, supervises the performance of emergency and | | routine maintenance on campus facilities. | +-----------------------------------------------------------------------+ | RESPONSIBILITIES: | +-----------------------------------------------------------------------+ | ESSENTIAL JOB FUNCTIONS: | | | | 1. General knowledge of all crafts in order to be able to | | communicate with employees and vendors in obtaining parts and | | scheduling repairs. | | 2. Organizational skills needed in order to systematically plan, | | schedule and assign work requests. | | 3. Must be able to maintain files, inventory parts and equipment in | | an orderly manner. | | 4. Must possess leadership ability to motivate and work with | | employees to obtain satisfactory job performance. | | 5. Knowledge required in general maintenance, yards and grounds | | work, custodial techniques, painting, and roof repair. | | 6. Assure the prompt and timely completion of assigned work orders | | by efficiently directing the appropriate personnel to various | | jobs. | | 7. Contribute to the smooth operation of the maintenance department | | by coordinating work with maintenance staff to arrange | | equipment/vehicle use. | | 8. Assure completion of emergency jobs after normal working hours. | | 9. Maintain and make repairs to buildings, equipment, furniture, | | cabinets, doors, windows, framing, and grounds. | | 10. Use hand and power tools necessary to perform the duties assigned | | in a safe manner. | | 11. Assist in the development of and interprets plans and | | specifications. | | 12. Operate different types of automotive equipment, forklifts, | | man-lifts, and other equipment. | | 13. Provide training for personnel. | | 14. Assure sound maintenance and repairs through monitoring work | | crews and conducting follow-up inspections. | | 15. Assist in the development of the annual budget. | | 16. Assure cost-effective operations through proper care and | | maintenance of equipment, tools, materials, and supplies. | | 17. Estimate materials and labor requirements to complete assigned | | tasks. | | 18. Maintain accurate records of work orders, equipment, tools, | | materials, and supplies. | | 19. Maintain an inventory of custodial materials and equipment. | | 20. Deliver custodial supplies/equipment as needed/requested. | | 21. Direct communication with custodial supplies vendor. | +-----------------------------------------------------------------------+ | EXPERIENCE: | +-----------------------------------------------------------------------+ | Experience:At least 5 yrs of experience in the maintenance field | | preferred. | +-----------------------------------------------------------------------+ | QUALIFICATIONS: | +-----------------------------------------------------------------------+ | Education, Licensing, and Certifications : | | - Valid state drivers license required | | - Must be able to obtain a forklift driving certification | | - High School Diploma or GED and valid drivers license in this state | | and the ability to obtain a CDL Endorsement required | | | | Physical Requirements: | | - The physical demands described here are representative of those | | that must be met by the employee to successfully perform the | | essential functions of this job.
