SUMMARY The Maintenance Technician I is responsible for providing technical support, in partnership with their Zone Building Engineer, for the overall installation, inspections, and repairs of major mechanical equipment for a group of assigned properties (i.e. a zone) within the Bigos Management portfolio. ESSENTIAL JOB DUTIES At the direction of the Zone Building Engineer, initiate inspections and repairs to building systems and major mechanical equipment such as boilers and A/C systems, within the assigned zone Perform regular preventative maintenance inspections on facilities and equipment to ensure efficient operation and to minimize downtime and expense Receive emergency work orders and complete repairs on heating and cooling systems, plumbing systems, appliances, and refrigeration systems Coordinate the standby/on-call coverage for assigned portfolio Provide back-up support for any and all Maintenance Technicians within their assigned region Assist the Zone Building Engineer in providing technical training for site Maintenance Technicians On an as needed basis, responsible for being on standby to respond to emergency calls in a timely manner Other duties as assigned QUALIFICATIONS Education and Experience: High School Diploma or GED required; degree or certification from a college, university, or technical school related to Engineering, Maintenance or Building operations preferred Minimum of 5+ years' experience in apartment building maintenance, facility management or a closely related field is required Considerable knowledge and on-the-job experience in the areas of plumbing, electrical, HVAC, refrigeration, appliance repair, building key systems, lawn irrigation systems, and pool and sauna operations Requires a Special Class Boilers License with the ability to upgrade to a Second Class Requires an EPA Universal Refrigerant Certification Requires a Certified Pool Operators License Basic computer literacy skills, including experience with Microsoft Outlook, Word, and Excel Comprehension of federal fair housing laws and any applicable local housing provisions Skills and Abilities: Fluent in English and skilled in oral and written communication Ability to use tact, diplomacy and a clear, courteous manner when dealing with staff, residents and the public Decision-making, problem solving, and time management skills Ability to handle multiple projects and details simultaneously with self-direction Abilit to work collaboratively in a team environment Ability to coach and provide feedback to teams located at multiple sites Must have reliable transportation and valid state driver's license and proof of insurance as travel between sites is required The ability to respond to emergency calls in a timely manner (30 minutes preferred) Physical Demands: Must be able to work in a continuously physically demanding environment. Continuous bending, stopping, reaching, twisting, lifting, pushing, pulling and moving through-out day. Regular lifting of more than 20 lbs. May encounter heights, ladders, uneven walking surface, stairs, confined spaces, dust, gas fumes from power equipment and noise. Exposed to external weather conditions, drafts and interior temperature changes. Will regularly work with mechanical equipment, pools and tools with sharp edges. Must be able to visit properties regularly and perform audits of both inside and outside of buildings.
