    Job Purpose: To plan, direct, and coordinate activities on Alternative Project Delivery Method (APDM) projects from pursuit to Guaranteed Maximum Price (GMP) ensuring goals and objectives of projects are accomplished within prescribed time frame and funding parameters.

    Roles, Duties, & Responsibilities:

  • Assist in go/no-go decisions for upcoming APDM projects.

  • Lead Statement of Qualifications (SOQ) approach sessions and develop project specific approach, issues and solutions write ups.

  • Assist marketing department with other necessary write-ups for (SOQs) and related documents.

  • Perform quality control on SOQs to ensure all questions are adequately and professionally answered and suggest ideas to improve on the submittal.

  • Provide team recommendations to match qualifications with requirements of the RFQ.

  • Take lead in selecting appropriate outside partners for APDM pursuits if required.

  • Participate in trend analysis, project debriefing and other opportunities to ensure continuous quality improvement of future proposals.

  • Prepare preconstruction scope of services and preconstruction cost proposals after award of project.

  • Conduct both plan and site review with project team to identify potential conflicts and investigate their status.

  • Plan and lead the preconstruction strategy meeting on the project approach or estimate.

  • Assure that potential risk factors are evaluated and reviewed with senior management.

  • Coordinate with estimating department to prepare and analyze cost models during the design development period of APDM projects. Assist estimating to provide clear scopes of work to all bidders and pre-qualify bidders.

  • Coordinate and prepare preliminary design/construction schedule with sufficient information on design approvals, estimating, permitting and purchasing. Update and maintain the schedule for each cost model/estimate and GMP.

  • Review plans, specifications and other project documents for constructability and value analysis.

  • Manage design/engineering firms, construction managers, trade contractors, subcontractors, and construction material vendors as necessary throughout the design phase.

  • Evaluate material and system costs, review document progress and coordination, build and maintain subcontractor and vendor relationships.

  • Assure that estimates, including general conditions, are accurate, complete, and reflect the actual project requirements.

  • Prepare Guaranteed Maximum Price (GMP) packages, and facilitate negotiation of GMP. Review preconstruction and construction contract language.

  • Direct and coordinate activities of project personnel during preconstruction phase to ensure project progresses on schedule and within prescribed budget.

  • Review status reports prepared by project personnel and modify schedules or plans as required.

  • Prepare project reports for management, clients, and/or others.

  • Confer with project personnel to provide technical advice and to resolve any problems.

  • Coordinate project activities of government regulatory or other governmental agencies as needed.

  • Award subcontractors and issue purchase orders, if needed, during preconstruction phase.

  • Review estimates with estimator and project manager.

  • Conduct internal debrief meetings during design phase.

  • Organize and lead in-house kick off meeting prior to construction (transition meeting between the project operations team and the preconstruction team) and coordinate follow-up meetings.

  • Negotiate, execute, and initiate all change orders, if needed, during preconstruction phase.

  • Ensure client satisfaction and maintain good professional relationships with clients.

  • Ensure compliance with all company policies in every phase of operation.

  • Adhere to all Hunter Contracting Co. safety policies and procedures. Communicate, advocate, and enforce all applicable safety policies and procedures with employees and subcontractor.

  • Perform other incidental and related duties as required and assigned

  • Knowledge of design techniques, tools, and principles involved in production of precision technical plans, blueprints, and drawings.

  • Knowledge of the structure and content of the English language, including the meaning and spelling of words, rules of composition, and grammar.

  • Ability to follow oral and written directions, plans, specifications, and contract documents.

  • Must have the ability to work long hours and some weekends and a willingness to assume a high level of responsibility.

  • Possesses a valid Drivers License with a clean driving record.

    Education & Work Experience Guidelines:

  • B.A. or B.S. Degree in Construction or Civil Engineering; AND,

  • Minimum ten (10) years’ construction experience, including supervisory skills; OR,

  • Any equivalent combination of experience and training that provides the required knowledge, skills, and abilities as determined by the hiring manager.
