South Middlesex Opportunity Council Maintenance Technician FES in Framingham, Massachusetts

SUMMARY

The Maintenance Technician is r esponsible for the completion of maintenance service requests for scattered sites properties within Framingham, Milford, Ashland, Marlborough, Worcester, MA. In addition, the person is responsible for supporting all other m aintenance related priorities. Other m aintenance tasks may include the primary fields of basic carpentry; painting, electricity and plumbing etc .

PRIMARY RESPONSIBILITIES

  • Complete assigned work orders which may include maintenance, repairs, cleaning, or other tasks as assigned.

  • Completion of turnovers of units as clients move out which includes general repairs, cleaning, and general safety compliance to ensure unit is ready to occupy new families within a reasonable amount of time.

  • Ensure proper communication between the Family Emergency services team and supervisors

  • Responds to safety issues as a priority such as heating, electrical, or plumbing problems to assess and report to supervisor for follow up with landlord.

  • Conducting routine inspec tions of premises and equipment .

  • Handling basic repairs and maintenance .

  • Diagnosing mechanical issues and correcting them .

  • Involved in ensuring that the Department of Housing and Community Development ( DHCD ) and B oard of Health state and city inspections are at an acceptable standard.

  • Post inspection: Make all necessary repairs, report issues, ensure that all repairs are communicated to supervisor to inform D epartment of Public Health /B oard of Health of any status change.

  • Performing preventative maintenance.

  • Communicates supply needs to supervisor, signs out supplies, and tools.

  • Engage all clients by understanding and addressing their needs whether within or outside the scope of work.

  • Attend & participate in team meetings as requested and communicate effectively with clients and staff in other areas.

  • Maintain confidentiality of client, employee, and agency information in accordance with federal and state laws and funder requirements. Ensure compliance with program/department, agency as well as, policies and procedures of SMOC.

  • Other duties as assigned which may include operating hand power tools, communication with program staff and supervisor about concerning/on-going issues among others .

    KNOWLEDGE AND SKILL REQUIREMENTS

  • High School Diploma Required

  • Minimum of 3 -5 years’ experience in maintenance

  • Valid Driver’s license, reliable transportation,

  • Demonstrate use of basic hand tools and power tools

  • Flexibility in schedule

  • Must be able to work independently.

    ORGANIZATIONAL RELATIONSHIP

  • Direct ly reports to Co-Directors of Family Shelters .

  • Indirectly Reports to Family Shelter Program Managers and maintenance liaison.

  • Direct reports of this position are None .

    PHYSICAL REQUIREMENTS

  • Must be able to lift 25 pounds.

  • Must be able to carry and lift items over prolonged periods of time.

  • Must be able to ascend and descend stairs.

  • Must be able to operate basic power tools.

  • Must be able to ascend and descend ladders.

  • WORKING CONDITIONS

    As part of the responsibilities of this position, the Maintenance Technician will have direct or in direct contact with clients served by SMOC in various programs funded or administered through the Executive Office of Health and Human Services . A successful background check and a successful DMV check is required. This position has on call hours including during inclement weather.
