Position Summary:

We are seeking an experienced and motivated Area Manager to oversee all operational and financial activities within our property portfolios. This role involves managing property managers, ensuring compliance with company standards and local regulations, and fostering a positive team culture. Strong leadership, communication skills, and a focus on operational efficiency are essential for success in this position.

Key Responsibilities:

  • Ensure that the area and individual properties meet operational, financial, and business performance goals through property inspections and analysis of financial and operational reports.

  • Collaborate with Property Managers at least semimonthly to reach performance targets and enhance asset value.

  • Train and mentor property managers, fostering a positive and productive work environment.

  • Conduct regular performance evaluations, providing constructive feedback and setting development goals.

  • Organize and lead team meetings to discuss property performance, share best practices, and address challenges.

  • Set clear performance objectives for property managers and monitor their progress.

  • Manage budgets effectively to meet or exceed financial objectives.

  • Prepare and present regular performance reports on properties, financial metrics, and market trends to ownership and senior management.

  • Build strong relationships with tenants and address their concerns promptly.

  • Oversee the collections process, ensuring timely rent payments; manage eviction procedures in accordance with local laws and company policies, while maintaining clear communication with tenants.

  • Develop and implement tenant retention strategies to reduce turnover and vacancies.

  • Work with leasing teams to create and execute successful marketing plans.

  • Ensure optimal occupancy levels through focused leasing initiatives.

  • Supervise maintenance programs to keep properties in excellent condition and compliant with regulations.

  • Conduct regular site and safety inspections to uphold property standards and address any issues or capital needs.

  • Implement preventative maintenance strategies to extend the lifespan of assets.

  • Stay informed about local, state, and federal regulations affecting property management to ensure compliance.

  • Identify and manage potential risks related to property management.

  • Conduct market research to find opportunities for property improvements and stay ahead of market trends.

Requirements

  • Previous extensive experience in a maintenance supervisor role is preferred.

  • Strong leadership and communication skills.

  • Ability to manage multiple tasks and priorities effectively.

  • Proficiency in maintenance management software and Microsoft Office Suite.

Knowledge of safety regulations and fair housing laws.
