T.A. Loving Company Building Senior Project Manager in Fayetteville, North Carolina

Description/Job Summary

The senior level of the project management team provides overall management and direction of one (1) or more large revenue projects with a focus on establishing project objectives and procedures through planning, directing, and coordinating construction and financial activities ensuring safe completion on time and under budget.

Responsibilities/Duties

(including but not limited to)

Safety & Risk Management

  • Plan work and purchase materials and equipment through proactive leadership ensuring all tasks are carried out in compliance with all safety policies and procedures.

  • Attend safety meetings and talk with field management and crews about safety.

  • Immediately address and then educate on any unsafe conditions or acts whether observed or brought to your attention.

  • Engage in all tasks with a safety-first mindset. Investigate unsafe conditions and implement corrective measures.

  • Abide by the Company's Fleet Driving Policy.

Operations

  • Establish project expectations, policies, procedures, and standards as aligned with company policies.

  • Plan, organize, and work with Superintended, Division Manager, and Talent Acquisition Director to staff key positions.

  • Visit jobsites regularly. Attend at least one Stretch and Flex and toolbox talk per jobsite monthly.

  • Facilitate negotiations with Division Manager.

  • Develop prime contract change orders for review by Division Manager.

  • Work with Chief Estimator and Division Manager to review and determine projects to bid.

  • Review and provide feedback on bid estimates during the bidding phase.

  • Meet with engineers and owners to review new work opportunities.

  • Support Division Manager as needed.

Finance Management

  • Develop project budgets based upon award notification.

  • Manage procurement process, including labor, equipment, materials, and subcontracts.

  • Manage financial contracts including:

  • Invoice review and approval

  • Timely billing

  • Timely subcontractor and vendor payment

  • Monthly Gross Margin Report

  • Positive cash flow management

  • Work with Project Manager to establish a budget and schedule.

Construction Management

  • Support Project Manager in creating, updating, and managing the project schedule with General and Site Superintendents.

  • Work with project team and subcontractors to outline a work plan assigning duties, responsibilities, and scope of authority.

  • Monitor and ensure quality control on the project.

  • Develop subcontractor and purchase order scopes.

  • Complete project close-out.

Leadership

  • Attend all progress meetings. Participate in regular owner, subcontractor, and engineer meetings.

  • Actively communicate with owners regarding their needs and questions throughout a project.

  • Anticipate and solve problems with a positive mindset and focus on solutions.

  • Hold yourself to uncompromising standards, personally and professionally.

  • Coach, mentor, and train all jobsite personnel.

  • Seek out opportunities for continuous improvement; implement new strategies.

  • Consistently build strong positive relationships with clients, inspectors, subcontractors, and crews.

  • Give ongoing feedback to project members.

  • Complete thorough and detailed annual performance reviews for Project Managers and Assistant Project Managers providing detailed feedback and setting SMART goals for the next year.

Required Qualifications

Education/Experience: Bachelor's degree in engineering, construction management, or equivalent & ten (10) years of experience in Construction Management field.

Licensing/Certification: Valid driver's license and good driving record required.

Skills, Knowledge and Ability: Current and thorough knowledge of employment law. Must be able to perform each essential duty satisfactorily.
