EPT INTEGRITY ASSET MANAGEMENT LLC Service Technician (Service Tech) in EL PASO, Texas

Service Technician with HVACis responsible for maintaining the physical integrity of the community at all times, which involves ensuring a clean and well-maintained living environment for residents, visitors, and staff as assigned by the supervisor. Responsibilities include but are not limited to the following:

Demonstrates commitment to meet or exceed expected goals, both individually set and corporate-driven. Professionally performs work while meeting deadlines set by Investment Manager and Supervisor. Makes general decisions and uses resources with full consideration of cost impact on division and budgets; manages own time effectively to complete work orders or grounds keeping tasks on time; demonstrates ongoing attention to new technology and methodology that will eliminate waste and add cost-benefit to current processes and procedures. Must be aware of the condition of the physical property throughout the community and immediately correct hazardous situations, e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights. Anticipate identifies, and corrects any property problems and implements procedures that will prevent such issues. Performs maintenance tasks personally. Completes work orders within 24 hours when possible. Maintains accurate records regarding preventative maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc. Schedules and performs minor and routine maintenance on all appropriate equipment regularly. Inspects and maintains all tools in excellent condition. Serves daily child and common maintenance/repair involving the following: electrical and plumbing, A/C and heating systems, appliances, water irrigation systems, stairs, gates, fences, patios, railings, tile, carpet flooring, roofing, gutters, fasteners, gas fixtures, shutters, doors, cabinets, windows, sliding glass doors, boilers (gas and electric), door locks, PO boxes, and locks, controlled access systems, ceiling leaks, walls, pool areas and any other physical amenity on the property. Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to a dumpster when necessary. Uses a dolly or back support belt at all times to ensure safety. Maintains adequate inventory of spare parts and maintenance materials to handle most common repairs and situations. Identifies all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts, and prepares maps indicating the same. Performs work area clean-up and safety-related duties. Ensures that storage areas remain locked when not in use. Assists in keeping grounds neat and free of litter. Rakes, sweeps, shovels as circumstances warrant. Ensures that personal protection equipment is maintained, used, and in the individuals possession at all times when performing any work. Ensures that work assigned is completed on a timely basis.

  • Requirements

    A High School diploma or GED. Three (2) years of property maintenance experience.

    The constant need to be on feet; requires standing, bending, stooping, kneeling, squatting, climbing, or walking alternatively depending on specific needs of the day. Climbing stairs and ladders are needed. Must be able to grasp, push and pull special equipment necessary to perform the job. Lifting and carrying of weights under 50 lbs. We may have to raise more than 50lbs with required internal systems in place. HVAC knowledge, essential make ready and plumbing/electrical.

  • Summary

    We are looking for an experienced individual who knows about working with Refrigerated Air (HVAC), plumbing, electrical, and essential apartment make-ready experience. Must be bilingual.

Shift: Rotating Pay: $10/$10.50/HR
