This exempt position reports to the Field Operations Manager. Job Overview

The person in this position coordinates, organizes, reports on, and manages all aspects of a project to completion within budget and scope; works with customers, estimators, and teams that include project superintendents, team leads, journeymen, apprentices, contractors and laborers through multiple concurrent project cycles.

Responsibilities and Duties (Essential Job Functions)

Review contracts with estimators, provide input on the Schedule of Values (SOV) structure and amounts; provide useful feedback to estimators to help perfect processes and accuracy. Review subcontractor bids/quotes and issue subcontracts; communicate subcontractor information to project superintendent and accounting; review the subcontractor billing for accuracy and approve payment through accounting. Review Architectural Supplemental Information (ASI), Request for Information (RFI), Pricing Request (PR), and Request for Quote (RFQ) for scope changes; gather labor/material takeoffs from the field, as well as any applicable pricing from subcontractors/suppliers, and provide pricing to the customer within the contractually required time frame; provide resulting submittal data for scope changes to the field and cust Ensure suppliers update their fixture/equipment quotes to match any scope changes; provide the latest quotes to purchasing; ensure accounting is aware of any subcontractor change orders or scope changes. Negotiate back charges, damage claims, disputed change orders, and/or contract settlement amounts with the customer and UMC's subcontractors; consult with the Field Operations Manager and UMC Ownership in this situation. Organize all documents including bids, quotes, billing documents, contract documents, change order requests, change orders, plans and specifications, ASI's, RFI's, and submittals in an orderly fashion that others can understand; provide job superintendents with all documentation required for a successful project. Gather monthly billing information from job superintendents; submit billing markups to accounting; then review and approve completed billing to be forwarded to the customer. Gather Operations and Maintenance (O&M) data and special warranties from suppliers; compile O&M Manuel, Warranty Letters, and any other closeout documentation; work with job superintendents to ensure as-builts are updated throughout the project and provided to customers. Attend all required meetings to include: hand-off, closeout, field, management, productivity, continuous improvement, customer, and subcontractor. Communicate promptly with estimators, field, and customers; ensure all important communications are in writing, i.e., email, tex , etc.; respond to calls and written notices quickly and appropriately. Ensure reports are accurate, timely, and routed appropriately to include: Backlog, monthly billing, and others as needed. Provide continuous support to the job superintendent and field to include: labor requirements; inspecting projects; technical issues; lead times; reporting; RFI assistance; pre-planning; setting goals for safety, productivity, and other expectations. Ensure project whiteboards are properly updated with productivity metrics. Ensure time is approved daily. Ensure job superintendents treat all employees with respect and dignity and incorporate UMC's Vision, Mission, and Core Values when interacting with employees and others on the job. Responsible for personnel actions, including interviews, hiring, orientation, bi-annual performance reviews, promotions, pay reviews, disciplinary actions, terminations, and lay-offs. Ensure human resources is consulted, and personnel actions are coordinated with HR as far in advance as possible. HR will conduct exit interviews for employees who voluntarily leave the company. Ensure time is allotted for phone calls, emails, and paperwork. Perform any other duties or tasks that may be assigned. Travel as needed or required.
