Laradon Director of Facilities and Transportation in Denver, Colorado
Position Title : Director, Maintenance

Supervisory Functions : Fleet, Maintenance Technicians, Janitors, Contractors
Schedule : Mon-Fri 8a-4:30p with flexibility to fit the needs of the building
Salary Range : $80,000-$95,000 annually
Job Summary :
Responsible for the overall internal and external physical campus operations of the building, grounds, amenities and common areas to meet company standards. These responsibilities involve accountability for maintaining a clean, safe, and comfortable environment for kids, students/adults and employees. This is accomplished by having a working knowledge of all building systems and equipment and related code requirements, including fire protection and security, structural, HVAC, electrical and landscape. Additional duties may include hiring, supervising, training, team member motivation, purchasing and budget compliance, service quality and timeliness, environment quality and atmosphere, vendor, resident, and guest relations and communication.
Duties/Responsibilities :
Oversee vendor and contractor relationships.
Oversee maintenance and janitorial procedures and requests for the buildings, grounds, and fleet.
Supervisor to Maintenance Techs, Transportation Manager, and Fleet
Responsible for risk management and safety pre-cautions as it applies the buildings, grounds, and maintenance.
Oversee the property management for offsite buildings and remote locations.
Develop or refine procedures pertaining to General Services or other areas as required through a Campus Operations Manual and Guide.
Respond to emergencies related to the buildings, campus and facilities.
Develop, control and coordinate objectives to accomplish the goals outlined in the general services.
Develop and implement budget.
Ensure compliance with regulatory agencies.
Design, coordinate and executive preventative maintenance programs.
Forecast time, cost, and materials for execution of maintenance requests.

Employee will be required to operate vehicles .
As Laradon is a small employer and employees work in a collaborative, team environment, employee must be physically present in the office to perform their job functions.

Minimum Training Requirements:
• Requires on-going training and development in development function.
• Must ensure current knowledge of all development trends and legal requirements.
• Attend all training deemed mandatory by Laradon.
Minimum Position Requirements:
• B.A. or 5 years experience and demonstrated competence in Property Management or related field.
• Knowledge of systems such as HVAC, plumbing, electrical, mechanical.
• Possesses an Advanced understanding of fire and life safety codes.
• Possesses demonstrated ability to operate power tools and equipment.
• Must have certifications required by local and state jurisdictions (if any).
• Ability to work weekends, evenings and flexible hours as needed.
• Valid Colorado driver’s license. Driver’s license must be maintained as a condition of continued employment.
• Physical requirements include the ability to exert up to 50 pounds of force; physical condition to enable walking, standing, sitting, stooping, kneeling, crouching or crawling; stamina to be on feet and active for full workdays; ability to speak or exchange information in an audible manner.
