We are looking for an experiencedBuilding Engineerto join our team in the Cleveland area. This position will complete the operation, inspection, and maintenance of all commercial building equipment including electrical, mechanical, pump, fire, plumbing, and HVAC systems to achieve increased efficiency. The Building Engineer will be required to ensure safety while decreasing downtime by completing proactive performance testing and scheduled maintenance.
Friedman Real Estate seeks to hire a Lead Building Engineer to oversee and maintain the building mechanical systems and equipment for two high-rise office towers in downtown Detroit. Working under the direction of the buildings’ Property Manager, the Lead Building Engineer will oversee a team of engineers and maintenance technicians that are responsible for performing preventative maintenance and corrective repair of the buildings’ mechanical, electrical, plumbing, steam, elevator and fire/life safety systems. Oversight and inspection of work performed by outside subcontractors is also a requirement of the role.
Duties & Responsibilities:
Perform preventive maintenance and corrective repair of the buildings’ mechanical, electrical, plumbing, steam, elevator and fire/life safety systems.
Respond to service work orders in a timely, safe and professional manner.
Utilize building automation system to control and troubleshoot equipment.
Report all deficiencies and life/safety hazards to Property Manager and take corrective action as needed.
Supervise in-house team of building engineers and maintenance technicians and establish schedule for on-call/after-hours rotation schedule.
Escort, oversee and supervise subcontractors when performing inspections or repairs.
Maintain an energy management program to ensure that building systems are operating in a manner to keep building operating costs at a minimum.
Maintain building lighting system, including element and ballast repairs or replacements.
Perform welding, carpentry and locksmith tasks as needed.
Maintain inspection logs as well as building plans, warranties and other essential paperwork.
Qualifications:
High school diploma or general education degree (GED) and at least four years of related experience and/or trade school training.
Minimum of five (5) years of experience within a high-rise environment.
Minimum of three (3) years of experience in leading a team/
Demonstrated working knowledge of plant equipment, including elevators, chillers, and boilers.
Demonstrated working knowledge of plumbing, electrical, mechanical, drywall repairs, and carpentry.
Ability to read blueprints and schematics
