Job Description:
This position involves specific on-going responsibilities as well as one-time projects. The position requires interaction, communication with and financial information gathering from outside departments (including Accounting, Legal, Treasury and field personnel) for analysis and conclusions associated with cross-functional areas within the department. Overall, we seek qualities that display our company’s core values.
CORE RESPONSIBILITIES
Prepare and administer REIT Property Service Questionnaire for all of the Company's properties
Review responses to questionnaire (with follow-up as needed) and summarize property findings with input into database
Assist the Director with quantifying REIT Service risk per mall with summary for portfolio as a whole.
Assist Director with preparation of quarterly REIT Asset and Income Test for all Company REITs
Work extensively with Accounting for coordination of source information and testing using Hyperion based REIT models
Maintain understanding of and proficiency with Hyperion and Accounting systems (including company setup and account codes)
Prepare annual shareholder demand letters for purposes satisfying REIT requirements over REIT ownership
Assist with Sarbanes Oxley documentation for REIT Compliance
Understand REIT tax law and its application to the Company's REIT environment
Develop an understanding of the relationships between the Company REIT entities and Company taxable operations and REIT implications associated with these inter-company transactions.
Use an understanding of REIT structure and technical rules to assist with monitoring the operating properties within the Company's portfolio for non-qualifying income sources and impermissible REIT activities.
Conduct research to support REIT analysis.
Other duties as assigned.
Requirements
QUALIFICATIONS
Bachelor's Degree in Accounting or Finance preferred
Degrees in other business-related areas will be considered
Understanding of basic Accounting and Business Principles
Knowledge of Excel and personal computer software
Good written and oral communication skills
Ability to meet deadlines
Detail oriented
