ABM Industries Facility Manager in Chicago, Illinois

Overview

The Maintenance Manager manages and coordinates the work of ABM Services employees that provide maintenance services for American Airlines at ORD airport.

Responsible for the day-to-day 24/7 operations and administrative activities to ensure conformance to contract requirements. Develops and implements cost control measures and level of service standards to ensure compliance with customer specifications / contract requirements for assigned building. Oversees inspections, quality control measures, and the inventory control of equipment and supplies for the assigned building. Responsible for all Electrical & Plumbing Work assigned by the Client.

Essential Functions:

  • Develop, implement, direct and support "best practices", ABM polices and standards in quality management, job and site safety programs, and personnel administration.

  • Promotes positive employer/employee /customer relationships and interactions.

  • Implements employee training and skill enhancement programs, provides structured employee disciplinary procedures.

  • Responsible for maintaining positive customer relations from property management level up to senior executive level.

  • Supports ABM activities in budget preparation and vendor/contactor oversight and is responsible to help manage cost and to identify and institute cost savings projects.

  • Provides on-going oversight and support for ABM administration, budgetary and financial procedures, processes and standards.

  • Responsible to develop, enhance and submit various professional level written reports, surveys, correspondence on a timely basis.

  • Supports and assists in development of new business opportunities for ABM.

  • Reports daily to ABM General Manager and executive levels of the organization.

  • Interacts with various organizational support elements including administrative, human resources, financial, quality control and safety departments.

  • The position is required to attend and participate in meetings.

  • Be readily available on a 7-day 24 hour on call basis and to work shifts when needed.

  • Respond effectively to emergency calls on a as need basis.

  • Perform other duties as assigned or requested.

  • Manages and provides leadership to Supervisors, Lead, Semi-skilled & Skilled personnel assigned to the buildings.

  • Manages 15 Maintenance Technicians & Shift Supervisors in a 24/7 operation aviation environment.

Qualifications – Education & Experience Enter required and preferred educational requirements and prior work experience requirements to perform this position below:

  • Bachelor’s Degree is preferred but not required.

  • A minimum of five (10) years’ experience in the maintenance field and prior management experience is required.

  • Must have knowledge of MS Office Applications including word, excel and PowerPoint.

  • Must have excellent verbal and written communication skills.

  • Able to work well in a customer focused team environment.

  • Must have previous experience with a CMMS work order system.

Qualifications – Other Skills, Abilities & Knowledge Enter required and preferred skills, abilities and knowledge requirements to perform this position below:

  • Knowledge of BMS, electrical, carpentry, plumbing and general maintenance of building systems.

  • Experience in cost estimating/pricing work.

  • Have a working knowledge of OSHA safety regulations and chemical handling/storage procedures.

  • Must be able to write reports and business correspondence and effectively present information and respond to questions from managers and customers.

Qualifications – License(s) & Language(s) Enter required and preferred licenses and/or language skills required to perform this position below:

  • Understand and read electrical schematics.

  • Operation of forklift and manlift.

  • Understanding of equipment operation such as motor, pumps, air compressor, grease traps, and other building and facility mechanical equipment.

  • Electricians Certification

  • Plumbing Certification.
