Dollar Tree Lease Accounting Analyst in Chesapeake, Virginia

Summary of Position (Job Purpose) - Major purpose and functions of the position.

The Lease Accounting Analyst is responsible for budgeting, forecasting, analyzing, and reporting occupancy costs for the enterprise.

Principal Duties and Responsibilities - Primary responsibilities listed in order of importance

  • Prepare monthly analysis and reporting of occupancy costs

  • Establish and maintain leasing schedules by GAAP (to include lease liabilities and right-of-use assets)

  • Generate month-end and quarter-end accruals through detailed analysis of accounts

  • Prepare monthly balance sheet reconciliations

  • Generate monthly budget vs. actual reporting including variance analytics for review by management

  • Assist with the monthly forecasting process to provide management with the most up-to-date financial projections

  • Prepare recurring monthly reporting as well as ad hoc analyses

  • Prepare annual occupancy budget

  • Collaborate with the budget department and other business owners to establish and validate budget assumptions and metrics

  • Develop and maintain budget templates and effectively incorporate changes based on trends and business needs

  • Prepare quarterly and annual audit schedules, and serve as primary contact with internal and external auditors in areas of responsibility

  • Assume responsibility for Sarbanes-Oxley compliance in the areas of responsibility

  • Evaluate and recommend process improvement changes

  • Support the daily operations of the Lease Accounting department

Minimum Requirements/Qualifications - Summary of knowledge, experience, and education required.

  • BS in Business or related field

  • 1-2 years related experience

  • Excellent communication skills both written and verbal

  • Strong organizational and analytical skills

  • Advanced skills in Excel

  • Ability to assume initiative and work independently with minimal direction

Desired Qualifications - Desired but not required.

  • Experience in the commercial real estate industry or related field
