Universal Engineering Sciences Property Condition Assessment Inspector in Chantilly, Virginia

Position Summary:

We are seeking a dedicated and detail-oriented Property Condition Assessment Inspector to join our team. This role is 100% field based and requires extensive travel throughout the state of Virginia. The primary responsibility of the Inspector is to conduct on-site observations and provide comprehensive documentation of the physical conditions of various properties. The ideal candidate has a keen eye for detail, excellent organizational skills, and a strong understanding of building systems and property maintenance standards.

Job Responsibilities:

  • Travel safely to various project sites in the state of Virginia

  • Conduct on-site inspections and walk-thru surveys of commercial, residential, and industrial properties to assess physical conditions

  • Document property conditions, including structural components, building systems (HVAC, plumbing, electrical), roofing and exterior features in Property Condition Reports (PCR)

  • Identify deferred maintenance, safety hazards, code violations, and other property issues

  • Take clear and accurate photographs to support observations

  • Compile detailed and organized reports summarizing property condition findings on a daily/project basis

  • Ensure inspections comply with industry standards, local building codes, and client requirements

  • Maintain up-to-date knowledge of relevant building codes, safety regulations, and best practices

  • Interview property owners and key site personnel as needed to obtain information concerning the subject property’s condition

  • Review repair and improvement cost information, certificate(s) of occupancy, maintenance reports and logs, Building and Fire Department inspection reports and similar information to determine the condition of property as needed

  • Coordinate schedules and manage logistics for site visits across the state

  • Utilize inspection tools, if required, to enhance assessments

  • Manage multiple projects simultaneously and communicate proactively with leadership

  • Follow all company safety procedures and policies

  • Other tasks as assigned

Qualifications & Skills:

  • Valid Driver's License with acceptable driving record and reliable transportation for statewide travel

  • High school diploma or equivalent

  • Ability to read and interpret construction documents

  • Strong attention to detail and analytical skills

  • Ability to read and comprehend simple instructions, detailed reports, short correspondence and memos

  • Ability to write clear, concise, and professional reports of observations

  • Ability to effectively present information in one-on-one and small group situations to customers, clients and other employees of the organization

  • Proficiency with technology including digital reporting software and Microsoft Office Suite

  • Preferred Qualifications:

  • Additional technical certifications in construction, engineering, or building inspection

  • Familiarity with building systems (HVAC, plumbing, electrical) and property maintenance practices

  • Certification as a property inspector or other related credentials

  • Previous experience with property condition assessments or real estate appraisals

  • Knowledge of state and local building codes in Virginia

Working Conditions & Physical Requirements:

  • Days and hours vary for this position but are typically Monday-Friday with some weekends and overtime and/or overnight work and travel as needed

  • Physical ability to climb ladders, enter confined spaces, and work outdoors in various weather conditions

  • Regularly exposed to outside weather conditions such as wet and/or humid environments, extreme cold and/or heat, dusty and noisy work environments

  • Field work on outside sites involving long-term standing, sitting and repetitive motions

  • Ability to use your senses to see (including close, distant and peripheral vision, depth vision and ability to focus), smell, hear and touch (use your hands to reach, climb or balance, crouch, stoop, crawl, kneel and sit)

  • You may be required to drive hundreds of miles per day within the Mid-Atlantic region

  • Overnight stays may be required at times

  • Ability to regularly lift up to 40lbs. as needed
