This position requires the candidate to delegate responsibilities, develop an effective workforce, promote teamwork, and provide daily direction based upon departmental policy guidelines. In this role the incumbent will be responsible to oversee the activities of the assigned shop including skilled trades, semiskilled, and unskilled positions engaged in maintenance, repair, rehabilitation, and construction activities at State facilities.
Duties include:
Provides oversight and subject matter expertise to the Maintenance Supervisor 1 positions within the shop
Supervises across all campuses and allocates the resources of the shop as needed
Directs projects involving other building and construction trades
Identifies the need for, procurement of, and performance of maintenance contracts
Using sound planning and asset management techniques, ensures University infrastructure is in good order and operating efficiently
Develops and provides a pro-active “culture of safety”
Acts as the department liaison for interactions with customers and campus partners
Prepares, implements and directs effective preventive/predictive maintenance program
Responsible to ensure proper and timely processing of CMMS documentation and other software systems
Inspects work performed by outside contractors for conformance with project plans and specifications
Provide subject matter expert review and comments for all design plan submissions. Responsible to be engaged in all facets of the design/renovation review process
Coordinating activities with other shops involved in multi-trades work orders or projects
Ensuring that the shop is properly responding to after-hours and weekend emergencies in the event of significant equipment failure

To be successful in this role, the incumbent has to be a strong communicator and be able to plan and adjust schedules based on priorities. The candidate will be responsible for fostering pride in maintaining the campus to the highest departmental standards.

Minimum Qualifications:
Two years of first-level supervisory experience in either the maintenance and operation of a physical plant; building construction; and/or building renovation and/or repair projects.
OR
One year of permanent service as a Maintenance Supervisor 1 or Trades Supervisor 1
Preferred Qualifications:
Minimum of 5-years industry-specific experience, leading a team of plumbers to operate and maintain a large-scale industrial/commercial/residential complex
Demonstrated professionalism, good judgment and positive work attitude to accomplish university initiatives
Experience with a wide variety of plumbing system operation and maintenance associated with operating a research-intensive university setting
Computer proficiency including Microsoft office suite programs and other University specific software
Excellent customer service skills and attitude
Working experience with the methods materials and equipment within the various skilled trades
Demonstrated record of developing and fostering a safe work environment
